Townhouses and villas: a four-bedroom townhouse from AED 4,160,000 at 2,521 sq ft, a five-bedroom twin villa from AED 7.29M, and a four-bedroom standalone from AED 9.32M. Service charge AED 4.5 per sq ft, the lowest here, and handover in August 2029. The 5 and 6-bedroom standalone villas have sold out.
Rugby Sevens is 12 minutes, Academic City 20, Downtown 30 to 35.

Three towers on the water at Dubai Harbour, one to six bedrooms from AED 4,532,032, on a 40/60 plan with 20% down. Handover Q3 2027.
Sobha writes a view against every layout, and the building stops sharing at the top. A typical floor holds eight homes; the top two floors of each tower hold one, a six bedroom home with its own pool, gym and cinema inside it. Its neighbour on the marina is W Residences, and we put the two head to head. The district is set out in our Dubai Harbour guide.

The only low-rise address at Dubai Harbour: ground plus seven floors on the sand, 343 apartments and two penthouses, two and three bedrooms from AED 7,168,667, on a 40/60 plan with 5% down. Handover 2028.
The beach in front is private, with its own food and drink, and the owner of the district owns the building. Shamal Holding owns Dubai Harbour and this building; H&H, which built both Four Seasons in Dubai, develops it. Rooftop infinity pools at the top, colonnades opening onto the sand at the bottom. We put it head to head with W Residences, and the district is set out in our Dubai Harbour guide.

Standalone villas in three, four and five bedrooms from AED 6.76M, 8.30M and 11.30M. Built area 3,400 to 5,800 sq ft on plots of 3,800 to 6,800.
The plan is 80/20 and the 20% at handover can be financed. Expo City and DWC are both 10 minutes, Dubai Hills 20, Marina 25.

Four clusters under one name and one handover date, running three different payment plans. Ghadeer, Mahra, Roudah and Dana share an amenity list and a completion date. They do not share a price, a height or a schedule.
The first-floor homes are a different product. The buildings step back, so that floor carries deep terraces sold inside the area — about AED 555 per sq ft for the extra space, against roughly AED 1,900 for the rest of the building. The floor premium is 2% to 3% bottom to top, so the aspect moves the price more than the height does.

678 residences and 14 retail units across three towers of 21 levels, inside the Siora masterplan on Island B. Ceilings run 3.2 m in the living areas. The earlier release sold out; Tower B is the live one.
The plan is 10 / 40 / 50 at even intervals measured from your booking date rather than construction milestones, and ten per cent opens it. The islands themselves are set out in our Dubai Islands guide.

Two towers, 590 homes, 796 to 5,985 sq ft. Floor-to-ceiling height is 3.6 m on every residential floor — not the podium levels only, and not the penthouses only.
The clubhouse runs four levels: co-working, wellness, retreat and social. The service charge is AED 21 per sq ft, which is what four levels of clubhouse and this specification cost to run.

Six buildings and 903 homes in Phase 1, with a hotel, private beach, jazz club and cinema on site. Heights run from G+20 at Sunset down to G+6 at the Shores buildings.
Read the floor ladder before you pick. The upper floors sold first, so the homes left at the lower prices are the low floors — and a low floor here faces the building in front. The islands themselves are set out in our Dubai Islands guide.

The only Downtown address here, and the only one where the homes sit above a hotel. 114 branded residences over 101 keys, designed by MVRDV, from AED 3,620,000. Handover 30 June 2030.
The 40/60 plan holds more money back than most of this list — 40% before handover against 70% or 80% on many of the others here. The balconies vary a great deal between layouts, so read the plan before the price.

Magenta is the last tower at Rise, 190 apartments from AED 1,759,000 on a 60/40 plan, handover Dec 2029. Forty amenities built around movement: padel, rock climbing, a pump track, a bike loop and a cycle workshop.
Read the first two lines of the plan together. Fifteen per cent falls on the reservation date and 5% thirty days later, so 20% plus the fees leaves your account in month one — the heaviest opening on this list. The three-bedroom terrace is the value pick at AED 1,469 per sq ft. We put it head to head with The Wilds Residences, the other Aldar apartment on this list.

The largest homes on this list. Premium five and six-bedroom villas from AED 13,582,780, 6,272 to 9,207 sq ft built-up, handover 30 Sep 2028. Three loops, seven clubhouses and a service menu running from fit-out contractors to tutoring and a letting desk.
The schedule is 40/60 — but the run is not even, and a single 25% lands fifteen months after booking. Two figures worth knowing: identical five-bedrooms sit AED 1.64M apart on the same built area, and the step up to the sixth bedroom prices at AED 1,338 a foot.

The green one. Streams, groves and trails were laid before the buildings, and the buildings sit inside them. One to three bedrooms from AED 1,646,300, beside Al Barari in south Dubai, with the airport and Dubai Mall both 25 minutes.
The lightest schedule on this list: 5% down and half the price waiting for the keys. A spa, gym, pool, three lounges, a cinema and a co-working room belong to the Residences alone rather than to the whole masterplan. We put it head to head with Rise by Athlon.

The largest houses on this list, and the last tier selling at The Wilds. Five and six bedrooms from AED 39,231,150, set in 400,000 sqm of parks beside Al Barari. Handover Q2 2029.
Aldar laid the landscape before it built the houses. Eco-corridors run between the homes and the parks, The Nest pavilion carries a lookout and an observatory, and an education institute sits inside the gates. Six houses remain.

Twin towers beside DIFC, with a medical clinic, a spa and an elite gym in the podium between them. One to six bedrooms from AED 3,800,000, on a 40/60 plan. Handover end of 2029.
The wellness floors came first and the homes were arranged around them. Everwell holds DHA approval for surgical work in the building, the hotel in the second tower serves both, and the specification runs into the walls of the home — circadian lighting, purified air and water, EMF-shielded glass. We put it head to head with Jumeirah Residences Emirates Towers and with Four Seasons Private Residences, the other branded towers beside DIFC on this list, and the district is set out in our DIFC guide.

Three W-branded towers on the seafront between Bluewaters and the Palm, 490 homes and 79 layouts. One bedrooms to Presidential Suites from AED 3,910,000, on a 40/60 plan dated from booking.
The towers are sorted by size from the ground up, and the duplexes sit in the middle rather than at the crown. A 200-metre infinity pool, a flagship wellness centre and a recording studio sit on a podium all three towers share, and owners join Marriott’s ONVIA programme. We put it head to head with Sobha Seahaven, its neighbour on the marina, and with Dubai Harbour Residences, the low-rise on the beach. The district is set out in our Dubai Harbour guide.

Three towers on the Dubai Canal inside Dubai Design District — 557 homes, from AED 4,146,000 on a 75/25 plan, handover August 2030.
Each tower carries a different set of amenity floors, and all three connect. Ten sky gardens are cut into them at height. The district below already runs at ninety-nine per cent office occupancy, and every one of its five areas is set out in our d3 masterplan guide.

Three and four bedroom townhouses at The Valley, opposite the Community Centre and surrounded by independent villas. From AED 4,380,000, paid at twenty per cent a year from 2026 to 2030.
The step from three bedrooms to four is the plot, not the bedroom. It buys five times more land than house, and the fourth bedroom sits on the ground floor with its own bathroom. Every home carries a maid's room as standard, and in the three bedroom every bedroom is en-suite.

Beach and Coral villas on a frond of Nakheel's second palm — ten designs by Naga Architects, SAOTA, LW Design and LOCI, five to seven bedrooms from AED 29,340,000, with a dated schedule to January 2030.
The plot is the decision. A Beach villa stands on a plot about the size of the house; a Coral villa on the outer edge of the frond stands on one half again to double it, past twenty thousand square feet. The island around it is set out in our Palm Jebel Ali masterplan guide.

212 homes in three buildings on the Spine of Palm Jebel Ali, with a private beach at the end of the deck. One to five bedrooms from AED 2,500,000, ground-floor townhouses from AED 14,180,000 and two penthouses with private pools.
Each floor steps back from the one below, so the terraces grow as you climb and the top of the building is four homes rather than a corridor. The plan is 20% down, half across seven instalments and 30% at completion. The island around it is set out in our Palm Jebel Ali masterplan guide.

754 branded residences in two towers on Sheikh Zayed Road, beside DIFC and the hotel that gives them their name, serviced by Jumeirah. One to four bedrooms from AED 3,940,000, on a 50/50 plan dated to August 2030.
The towers are sorted by home, and the amenity levels sit in the middle of the stack. Every three and four-bedroom residence lives above the sky pool, twenty floors up, with an executive gym of its own. Housekeeping, laundry, groceries and spa therapists are on call from Jumeirah. We put it head to head with Akala, and the district is set out in our DIFC guide.

Four aligned towers on Gate Avenue, inside DIFC, drawn by Sir David Chipperfield with interiors by Tihany Design. 59 residences including two penthouses, three to five bedrooms from AED 34,872,597, on a 60/40 plan with 10% down. Handover 2029.
Four Seasons serves, manages and operates the building, and the service is drawn into the plan of every home. A show kitchen and a working kitchen, a service lift and lobby of its own with the maid's room beside it, and downstairs a butler's room and a drivers' room on the amenity list. H&H built both Four Seasons in Dubai. We put it head to head with Akala, and the district is set out in our DIFC guide.

Two waterfront towers in Dubai Maritime City by Beyond, part of the Omniyat Group, beside The Cove and The Forest. One to three bedrooms and two bedroom podium chalets from AED 2,974,000, on a dated 40/60 plan with 10% down. Completion Q1 2029.
Each home is named by the two views it takes, and the podium chalets run across three levels with a private rooftop pool. The plan set draws eighteen apartment layouts, and every apartment runs to 3.2 metre ceilings. The district is set out in our Dubai Maritime City guide, and we put Soulever head to head with Kanyon.

A sculptural tower in the Forest District of Dubai Maritime City by Beyond, part of the Omniyat Group. 411 residences, two bedrooms from AED 3,837,000, on a dated 50/50 plan with 10% down. Completion Q2 2029.
A planted ribbon climbs the tower from the podium to the summit, behind a double-layer façade of bronzed aluminium fins. The Green Descent terraces the base back to the ground, the roof carries a spa, a sky pool and a bar, and the district is set out in our Dubai Maritime City guide. We put Kanyon head to head with Soulever.

Three interconnected towers by Foster + Partners at the apex of the Palm Jumeirah crescent, with 85 residences, three Sky Palaces and a beachfront Mansion by SAOTA. Four bedrooms from AED 57,230,250, on a 50/50 plan. Handover Q4 2026.
In Omniyat’s words, ORLA will be managed exclusively by Dorchester Collection. A concierge around the clock, doorman, porter and valet, and a resident-only beach club across 150 metres of the crescent’s sand. The island is set out in our Palm Jumeirah guide, and we put ORLA head to head with Ocean House.

Twin towers on the West Crescent of Palm Jumeirah by Beyond, part of the Omniyat Group. Avita and Bella hold 625 residences, five penthouses and six beach mansions, from AED 4,146,000 on a dated 40/60 plan with 10% down. Handover Q3 2029.
The podium cascades toward a 40 metre wide white sand beach, along 250 metres of beach front. Avita carries the one bedrooms and the beach mansion, Bella the two and three bedrooms, and every plan names its horizon. The island is set out in our Palm Jumeirah guide.

Ellington’s second development on Palm Jumeirah, on the Northeastern Crescent. 88 homes across nine residential floors, two bedrooms from AED 11,097,828 on a 70/30 plan with 50% on booking. Handover Q2 2027.
Ground-floor duplexes carry a private pool garden, and the penthouses a pool terrace. A 50-metre Olympic pool sits in the gardens, and the wellness spa is built around water, salt and air. The island is set out in our Palm Jumeirah guide, and we put Ocean House head to head with ORLA.

Bay Estate is Nakheel’s gated island community on Dubai Islands, with 357 townhouses and villas and 60 plots on the water and the beach. Construction is estimated to complete in January 2031.
Every home type averages AED 5.9M or more, so the 20% booking payment opens a 10-year Golden Visa application. The islands themselves are set out in our Dubai Islands guide.
What it costs to buy in Dubai
4% to register, paid once, plus admin fees. Those vary by developer and by service.
You pay no commission on any of these. The developer pays the agent on a launch. That is true whoever you buy through.
No VAT on the home. No property tax. No capital gains tax. No tax on the rent.
Full breakdown, including what changes if you take a mortgage or sell before handover: Dubai vs Abu Dhabi off-plan costs.
Off-plan against ready: every cost in our guide to buying costs in Dubai.
How we work
The developer pays us. You pay us nothing, and your cost is the same whether you use us or go direct.
The terrace pricing at Expo Valley Views. The ceiling height on every floor at Eltiera. The floor ladder at Meriva. We work those out before a page goes up, and we show you the working.
Every project page carries that list. It is the most useful part of the page.
Off-plan in Dubai — Questions buyers ask
How many off-plan projects does NARVA cover in Dubai?
Twenty-six, listed above. We add one when we can verify it ourselves. We do not list what we have not checked.
What is the lowest entry price on this list?
AED 1,594,000, for a one-bedroom in Ghadeer at Expo Valley Views.
Which project needs the least cash to start?
The Wilds Residences, at 5% of AED 1,646,300 — AED 82,315.
Which one hands over first?
ORLA, Dorchester Collection, in Q4 2026. Ocean House follows in Q2 2027.
Do I pay you a commission?
No. On an off-plan launch the developer pays the agent. Your cost is the same whether you use us or go direct. You get the numbers checked for free.
Can I get a mortgage on any of these?
Up to 50% of the price. That cap applies to every off-plan home in the UAE regardless of your nationality or the value. Since February 2025 banks cannot lend you the registration fee on top.
Does an off-plan home in Dubai qualify for the Golden Visa?
Yes, at AED 2,000,000 of value from an approved developer. The rule is federal and a mortgage is allowed. Twenty-three of the twenty-six projects here start at or above that threshold.
Which of these can I sell before handover?
All of them, once you have paid the developer's threshold and hold a NOC. The cost is the part buyers miss — the registration fee runs again, and some contracts add an assignment charge on top.
Are all of these freehold?
Yes. Every project we market is freehold.
What does the service charge cost?
From AED 4.5 per sq ft at Sobha Sanctuary to AED 83 at Four Seasons Private Residences DIFC. Dubai publishes an approved rate for every project, so you can check the figure before you sign.
Tell us what you are solving for
The cash you can put down, the handover you can wait for, the product you actually want. Send us those three and we will tell you which of these fits — and which to ignore. Zero commission either way.
