Ellington drew the building around two outlooks. Its geometry is based on a dual aspect, so the living spaces take the sea view and the clear views of the Burj Al Arab, the Burj Khalifa and the Dubai skyline. The plan set names each layout single or dual aspect. The duplexes, the Presidential Suite and the penthouses take their views from both ends of the building.

The form

The façade follows the movement of waves and tides. Its curves carry the eye toward the Gulf, and the planting climbs from the ground floor up the building like a vertical garden.

The arrival

A hotel-style drop-off opens into a double-height lobby with a carved stone reception desk and a lounge. A wooden sculptural staircase rises to the first floor, where an art gallery and a terrace look out to the skyline.

The wellness spa

Organised around water, salt and air. Rain, hydromassage and chromotherapy showers, a halo therapy salt cave and a kneipp path walk, an infrared sauna, steam rooms and a plunge pool.

The pool deck is the heart of the ground floor. A 50-metre Olympic pool with a baja shelf, cabanas and a sun loungers' area sits in a garden of palms, with a kids' pool beside it. The fitness studio looks over it, an outdoor yoga deck sits beside it, and a bridge terrace joins the deck to the Clubhouse above.

From AED 11.1M

Two bedrooms start at AED 11,097,828, and the four bedroom duplexes at AED 49,284,828. Half the price is paid on booking, ten per cent follows at 60 days and ten per cent at 120 days, and thirty per cent falls on completion in Q2 2027. Registration is 4% to the Dubai Land Department plus AED 3,150 in admin charges, ownership is freehold to all nationalities, and we sell at zero commission.

The Clubhouse

A reconfigurable lounge and dining space with a show kitchen for private chefs, a cigar room, a bar with games tables and a private lounge. Across the two amenity floors sit a library, a co-working area, meeting rooms, a cinema room and a games room.
