Two towers, and each carries its own homes. Avita holds the one bedrooms, which at the top of their range come with a pool and a garden of their own, and the six bedroom beach mansion. Bella holds two and three bedrooms, and its three bedrooms run to 3,294 sq ft. So a buyer here chooses the tower, then the home, then the horizon printed on the plan: the beach, the open sea, or the Palm and the skyline.

Architecture from the coast

Beyond drew Passo from layered stone formations, sculpted cliffs and coastal curves shaped by wind and water. That produced flowing lines, a fractured silhouette and a textured façade, with terraced edges that open the views in every direction.

The podium steps down to the sand

A lush landscaped podium cascades toward a 40 metre wide white sand beach, along 250 metres of beach front on the Crescent.

Water on both sides

The Arabian Gulf on the west side and the Dubai skyline on the other. From the terraces: the Burj Al Arab, Jumeirah Beach Hotel, the Dubai Marina skyline, Atlantis the Palm, The Royal Atlantis and the Burj Khalifa.

The amenities are spread through the building. A Wellness pavilion, an infinity pool, rooftop sky gardens, a Kids' pavilion, a sky pool and a social deck sit across the levels, so a resident can take a sunrise walk on the beach, an afternoon in the pavilion and a sunset on the deck.

From AED 4.15M

One bedrooms at Avita start at AED 4,146,000, and two bedrooms at Bella at AED 6,488,000. Ten per cent opens the home, ten per cent follows a month later, four instalments of five per cent fall on fixed dates, and sixty per cent falls on completion in Q3 2029. Registration is 4% to the Dubai Land Department plus AED 2,370 in fees, ownership is freehold to all nationalities, and we sell at zero commission.

The beach mansions

Six bedrooms on the sand. Stacked curved terraces step down to a private pool, with a garage below and a rooftop terrace over the Gulf and the skyline.

Omniyat on the Palm

Omniyat's own residences at the apex of the Crescent are ORLA, Dorchester Collection, and every Dubai project we cover sits on our Dubai off-plan hub.
