Sold as 70/30, and the first year is the hard part: 20% on booking, 10% at 60 days, then 5% at each of 120, 180, 240 and 360 days. That is 50% inside twelve months, before the four construction milestones and the 30% due on completion.
Off-plan payments go into the project’s DLD-regulated escrow account, and your purchase is registered with the Dubai Land Department through Oqood at booking.

A Meriva Shores A three-bedroom, 2,395 sq ft total.
The headline on that home is AED 3,359 per sq ft. On internal area it is AED 4,166. Across the live homes the outdoor share runs 13.1% to 19.4%, so internal price per sq ft runs AED 3,875 to AED 4,984. Neither number is wrong, but compare like with like — a project quoting internal-only areas will look more expensive than it is.

The finishes, room by room
Wood-look porcelain throughout, including the bathrooms. Porcelain rather than laminate or vinyl, which survives a decade of tenants.
A grey stone island with a full-height stone backsplash rather than a tiled splashback, wood-look laminate joinery, an undermount sink and smoky tinted glass shelves lit with integrated LED. Penthouse kitchens step up to grey marble, smooth and fluted side by side.
Large-format grey veined stone slabs on the shower walls, so fewer grout lines. A stone shower floor, a fluted porcelain accent wall, a ceiling-mounted rain shower with a hand shower, and his and hers pull-out storage in brushed champagne.

Brushed champagne runs through every room — faucets, pull handles, flush plates, hinges, skirting and towel holders. Ceilings are painted gypsum in RAL 9003, the same specified white in every room.
The honest part of the specificationThe surfaces you touch are stone, marble and porcelain, and the metalwork is the same finish in every room. The cabinet carcasses behind them are melamine, which is standard at this price and not a criticism. Ellington publishes this schedule room by room, which most buyers never get to see before they commit.
About This Project
The Meriva Collection is Ellington’s beachfront enclave on Dubai Islands. Five residential buildings sit on Island B, wrapped around waterways that run down to a private beach. A sixth building, Meriva Signature, holds 11 penthouses on the sand.
The five residential buildings are not variations on one design. They differ in height, unit mix and price, and that difference is the first thing to get straight before you look at a price list.
Meriva Sunset
The tower. G+20 and 377 homes, the tallest building on the site, holding the widest range of layouts — 182 one-bedrooms, 98 two-bedrooms, and corner, dual-aspect and study variants running up to a four-bedroom penthouse.
Meriva Gardens A & B
The mid-rise pair at G+10 each. The mix leans to one-bedrooms, with a smaller number of larger dual-aspect homes and a single four-bedroom penthouse in each building.
Meriva Shores A & B
The low-rise pair, closest to the water at G+6 each. Here the mix flips: 45 three-bedrooms and 29 three-bedroom corner homes against 81 one-bedrooms. If you want space near the sand, Shores holds it.
The whole site is pedestrianised. Waterways connect every building, garden and amenity along a path to the beach, and cars go underground. Ellington’s architecture team shaped the buildings in curves rather than straight lines, with layered terraces and cantilevers that step down toward the water.
That is the range across the live list, from a one-bedroom in Meriva Gardens A to a three-bedroom in Meriva Shores B, on a 70/30 payment plan with handover in Q2 2030. Ownership is freehold to all nationalities. Meriva Signature, the 11 beachfront penthouses, is a separate product priced from around AED 35M.
What sits on site
An Ellington Hotel, a private beach, and a jazz club with a grand piano and library. A fitness pavilion with yoga and Pilates studios, saunas, steam rooms and treatment rooms. An indoor lap pool, an elevated adults infinity pool, an underwater-themed children’s play area, a private cinema, a games room, a podcast room and a lagoon water feature.
Meriva Signature
Eleven penthouses on the beach in a G+2 building of their own, in three and five-bedroom layouts of 5,600 to 7,100 sq ft. Each has a private pool, and residents share a rooftop gym. Any AED 35M figure you see attached to The Meriva Collection is a Signature price, not the collection’s entry point.

No listing-site gloss. This is how we read The Meriva Collection for our own clients — including who should walk away.
Our view is that the floor you buy on matters more here than the building you buy in, and that the payment plan is harder than its 70/30 label suggests.
In Meriva Sunset, three two-bedroom homes run AED 3,348 per sq ft on the third floor, AED 3,434 on the fifth and AED 3,642 on the eighth. In Meriva Gardens A, two identical one-bedrooms of 834 sq ft sit four floors apart at AED 3,607 and AED 4,139 per sq ft — a gap of AED 444,000, or about AED 111,000 a floor. Once you know the ladder you can see what you are paying for, and what you are giving up to pay less.
In May 2026 it handed over Ellington House II and Arbor View with no major snagging reported. Ellington House I was renting about 28% above its market average in the three months before that, and a rental premium like that is what a good finish looks like on a spreadsheet. The finishes schedule further down sets it out room by room — stone slabs rather than tiles in the showers, full-height stone backsplashes, brushed champagne metalwork through every room. It is the part you live with.
Dubai Islands is real now. The beaches, the marina network and the first hotels are built or building. This is not a plot with a render on it, and eighteen minutes to Dubai International is a number no other beachfront address in the city can quote.
The high floors have gone. What is left in Meriva Sunset sits low in a 20-storey building — floors 3, 4, 5 and 8 — behind the buildings in front of it. That is why it prices lowest per sq ft. It is not a discount, it is a position, and the upper floors selling first tells you what the market thought they were worth.
Now the honest part. The payment plan is sold as 70/30. It behaves like 50/20/30. You pay 20% on booking and 10% at 60 days, then 5% at each of 120, 180, 240 and 360 days. By month twelve you are 50% in. On a AED 6.74M three-bedroom that is AED 3,370,914 inside the first year, plus AED 269,673 in DLD fees — close to AED 3.64M in twelve months on a home you take delivery of in 2030. Run that cash flow before you reserve.
Two more numbers to budget. The service charge is AED 18 per sq ft, which on a 1,750 sq ft three-bedroom is AED 31,498 a year, or AED 2,625 a month from handover. And the size you are quoted includes your balcony: between 13% and 19% of the area you pay for is external.
Anyone who cannot carry a front-loaded plan through its first year — half the price falls inside twelve months. Anyone who needs the home before 2030. And anyone buying on price per sq ft alone, because this is not the cheapest way into Dubai Islands. What you pay for here is a beachfront position, a developer that finishes what it starts, and an enclave you can walk across.
Why this project
The Meriva Collection Location
Dubai Islands sits off Deira, north of the creek — five islands across 17 sq km, with more than 20 km of beaches, over 60 km of waterfront and more than 80 hotels planned. Meriva takes a beachfront plot on Island B, the island holding the low-density residential clusters.
Eighteen minutes to Dubai International is the number that stands out. Most beachfront in Dubai sits 35 to 45 minutes from DXB, and Meriva sits inside twenty. Downtown and Dubai Mall are 35 minutes, DIFC 30, and the Gold Souq metro station on the Green Line is 20.
Inside the enclave, you walk. Waterways link every building to the beach through shaded pockets and seating alcoves, and there is a jogging track, an outdoor fitness area and retail terraces at ground level. An Ellington Hotel sits on site under a hospitality operator that has not yet been named.

About ELLINGTON
Ellington Properties is a design-led Dubai developer, co-founded by Robert Booth and Joseph Thomas. Booth spent his earlier career at Emaar, working on Arabian Ranches, Emirates Living, Emirates Hills, The Greens and Dubai Marina.
The company builds for buyers who care about design detail, and it backs that with an art programme: the Ellington Art Foundation supports emerging UAE artists across painting, photography, sculpture and installation, and places their work inside its buildings.
What matters more than positioning is delivery. In May 2026 Ellington began handover of Ellington House II in Dubai Hills Estate and Arbor View in Arjan, with no major snagging reported.
