The building
Ground floor, three podium levels, 26 residential floors, roof. Apartments run floors 2 to 13 and 15 to 25, with the 14th floor holding apartments plus building services. The penthouses take the 26th. Amenity space sits on the first floor and across the podium levels.
Six passenger lifts and one service lift serve each tower. Parking is one space for a one or two-bedroom, two for a three or four-bedroom. Each tower also carries retail and F&B units at ground level.
Ellington specifies floor-to-ceiling height at 3,600 mm on all residential floors. Dubai's typical apartment ceiling sits closer to 2.9 or 3.0 metres, so this is roughly a fifth more volume in the same footprint.
It is also the one specification that cannot be retrofitted. Finishes get replaced and views change as the skyline fills in; slab heights are set at design and stay there.

About This Project
Eltiera Views is Ellington's two-tower release on Jumeirah Islands. It follows Eltiera Heights on the same site, and the two sit alongside a wider master plan that runs to four towers.
Each tower is built the same way: ground floor, three podium levels, then 26 residential floors and a roof. Each holds 295 homes. The unit mix is identical tower to tower — 169 one-bedrooms, 74 two-bedrooms, 25 two-bedrooms with a study, and 25 three-bedrooms. What separates them sits at the top.

That is the entire penthouse count across the development — two at the top of each tower, and nothing else above the 25th floor.
Ceilings run 3.6 metres on every residential floor. Not just the penthouses, not just the upper floors — every one. Dubai's standard sits closer to 2.9 or 3.0 metres. That single decision changes how a 796 sq ft one-bedroom feels more than any finish does.
That is the range across the live list, from a one-bedroom in Tower 1 to a high-floor three-bedroom in Tower 2, on a 70/30 payment plan with handover in Q4 2029. Ownership is freehold to all nationalities.
A clubhouse on four levels
The Co-working Club at ground level with private rooms, working pods and a podcast room. Two infinity pools on the podium deck — one family, one adults-only lap pool — plus a kids pool, a bubble therapy pool, a baja shelf, cabanas, padel courts and garden courtyards. At ground level, retail, F&B terraces and a supermarket. Also EV charging, an independent car wash bay, bicycle parking with a wash station, motorcycle parking, and dog wash and pet play areas.

No listing-site gloss. This is how we read Eltiera Views for our own clients — including who should walk away.
Our view is that two things here are worth more than the finish level: the ceiling height, and a floor ladder you can actually price.
Every floor, every unit type — not just the penthouses. A one-bedroom at 796 sq ft with 3.6 m ceilings lives differently from the same footprint at 2.9 m: more light, more air, and a resale story that does not depend on the finish holding up. It is the most expensive thing a developer can give you, and it cannot be added afterwards.

Balconies are tight here, and that is a compliment. External area runs 7.8% to 13.9% of what you pay for, where most Dubai towers run higher. More of your money is indoors.
The location does a rare thing. One minute to Jumeirah Lakes Towers, two to Uptown Dubai, eight to Emirates Golf Club and the Dubai Marina Yacht Club — and Jumeirah Islands itself carries roughly a 2:1 land-to-water ratio, which almost nothing in Dubai matches. You get a lake-and-villa setting with a metro-corridor commute.
Now the honest part. The payment plan reads as 70/30 and behaves like 50/20/30. You pay 20% on booking and 10% at 60 days, then 5% at each of 120, 180, 240 and 360 days. By month twelve you are 50% in. On a AED 3.22M two-bedroom that is AED 1,611,914 inside the first year, before the 4% DLD fee. Model the cash before you reserve.
Budget the service charge from day one. AED 21 per sq ft means a 1,672 sq ft three-bedroom costs AED 35,112 a year, or AED 2,926 a month, from handover. That figure buys a four-level clubhouse, two infinity pools, a full gym, spa and treatment rooms, a dance studio, cinema, padel courts, co-working suites and a concierge-level ground floor — all of it staffed and maintained. A building with a single pool and a gym charges less because it does less. Know the number, and know what it covers.
And two towers are released while two are not. Towers 3 and 4 sit in the master plan, so you will be living beside active construction for a period after handover.
You need the cash rhythm for a front-loaded plan — half the price falls inside twelve months. You need to want the amenity package, because you pay to run it whether you use it or not. And if your budget is set by price per square foot alone, this is not the cheapest way into the area.

Eltiera Views Location
Jumeirah Islands sits east of Sheikh Zayed Road, between interchanges 5 and 6, ringed by artificial lakes. It carries roughly a 2:1 land-to-water ratio, one of the highest anywhere in Dubai, and sits between Jumeirah Lakes Towers, The Meadows and Jumeirah Park. Eltiera Views takes the southern edge of that, closest to JLT.
The homes look out over Jumeirah Islands, Emirates Hills and its golf courses, Jumeirah Lake Towers, the Marina skyline and Uptown Dubai.
Day to day, Jumeirah Islands Pavilion, Meadows Town Centre and the JLT retail promenade are all within a few minutes, and international schools sit inside the surrounding communities.

About ELLINGTON
Ellington Properties is a design-led Dubai developer, co-founded by Robert Booth and Joseph Thomas. Booth spent his earlier career at Emaar, working on Arabian Ranches, Emirates Living, Emirates Hills, The Greens and Dubai Marina.
