Forty per cent falls due before handover and 60% on completion. The construction run ends at 900 days from reservation, and the instalments are dated from your booking rather than from a build stage.

Payments go into the project escrow account and your purchase registers through Oqood at booking. Fees on top of the price are 4% to the Dubai Land Department plus AED 1,000 registration and AED 20 in knowledge and innovation charges. About This Project

Inaura is a hotel with homes above it. Arada is building 101 hotel keys and 114 branded residences on a Burj Khalifa view corridor in Downtown Dubai, and MVRDV designed it. Handover is 30 June 2030.

The tower rises from a sculpted plinth with an arched, gallery-like arrival. The facade changes as it climbs: reflective at street level, translucent as it meets the sky. A triple-height sculptural void near the top holds an amenity floor above the city. The residences carry hotel service, and the hotel is Arada's own brand rather than a third-party operator.

Lumen

One to three bedrooms, on open light-led layouts. This is the volume of the building and where the current release starts.

Radiance

Four bedrooms, on larger proportions and a heavier material spec. One sits on the current list, on floor 37, facing the Burj Khalifa.

Sky Villas and the Sky Penthouse

Nine five-bedroom duplexes take a full floor each. Above them sits one six-bedroom Sky Penthouse, across three storeys.

The wellness floor runs double height. It carries the Formative gym, a Grit studio, boxing, dance, yoga and Pilates studios, a bathhouse, sauna and steam rooms, hot, cold and mineral pools, cryotherapy, sound therapy and treatment rooms. Alongside them sit an outdoor pool, a cinema, a podcast recording studio, co-working space, meeting rooms, a lounge, all-day dining and a kids area.

No listing-site gloss. This is how we read Inaura Hotel & Residences for our own clients — including who should walk away.

Our view is that the schedule is the reason to look at this building, and the balcony split is the number that decides which home you actually want.

40% before handover, not 50%

Ten per cent down, 10% at 180 days, then 5% at 360, 540, 720 and 900 days. Sixty per cent falls on completion. On the entry home you commit AED 1,593,820 including the DLD fee, against AED 1,810,000 on a schedule that asks half the price before the keys. That is AED 362,000 you keep working elsewhere until 2030.

The balcony reorders the list

Every size here is total area, and the balcony is not the same share in every home. It runs from 13.4% on a Sky Villa to 33.2% on a four-bedroom. The lowest rate on the list looks like AED 4,840 per sq ft. Price that home on the space inside its walls and it is AED 6,780, seventh of eleven.

Buy here if you want hotel service in a home you own. The residences run on the hotel's operations, and that is the product. Arada owns the brand, so there is no third-party operator between you and the building.

Buy here if the Burj Khalifa corridor matters to you. The building sits on a permanent view corridor, and three homes on the current list face it: the three-bedroom, the four-bedroom and the five-bedroom duplex.

The floor barely moves the price. Two pairs on the list share a layout and a size, and the step is about AED 6,250 a floor on a one-bedroom and AED 13,750 on a two-bedroom. That is 0.17% and 0.19%. Height is close to free here, so choose on aspect or on height as you prefer and the budget will follow either way.

Who is it not for?

This is a hotel-managed building running hotel-grade operations, and the service charge reflects what that buys. It is not a plain residential tower either: shared arrival, shared amenity, hotel staff. You need income before 2030 and nothing comes back to you until handover. And off-plan lending caps at 50% of the price, with no bank lending you the 4% DLD fee, so the schedule does the work here rather than the mortgage.

Inaura Hotel & Residences Location

Inaura sits in Downtown Dubai, on a Burj Khalifa view corridor. Dubai Opera, the Burj Khalifa and Dubai Mall are five minutes away, and the Dubai Mall Metro station sits in the same five minutes, which is what separates this address from most new Dubai launches.

The wider working city is close. DIFC Gate, the Museum of the Future and Dubai Design District are eight minutes. One Central is ten and Dubai Frame twelve. Dubai International is eighteen minutes out.

The view corridor is the part that shapes the price list. Homes here carry one of three outlooks: Burj Khalifa, Business Bay or Building. The three largest homes on the current release face the Burj, the 2BR-A layout looks over Business Bay, and the one-bedrooms and the remaining two-bedroom layouts face the building.
