What separates them

Aerial render of Hudayriyat Golf Estates with the golf course, villas and the Abu Dhabi skyline beyond.

Six home types on an 18-hole course by Lobb + Partners — 95 hectares with a 2.3 km green spine and a golf academy. Townhouses at AED 4.25M through to a six-bedroom Golf Mansion at AED 35.55M.

The six typologies run from a 2,196 sq ft townhome to a 12,378 sq ft Golf Mansion. The five-bedroom Range Villa is AED 10,150,000 at 5,888 sq ft. We put it head to head with Wadeem Gardens, and the island is set out in our Hudayriyat Island guide.

Four bedroom estate villa at The Orchard, Sobha City Abu Dhabi, with its private pool and backyard.

Garden villas from AED 4.96M for a three-bedroom with majlis at 2,578 sq ft. Estate villas run four, five and six bedrooms from AED 9.05M to AED 13.40M. The rate per square foot is flat across the range — about AED 1,924 on the garden villas and AED 2,100 on the estate villas.

A 38 million sq ft masterplan, 60% green, with a par-3 executive course. Service charge about AED 4.5 per sq ft. Yas Mall is 13 minutes, the airport 14.

Fahid Beach Residences on the shoreline of Fahid Island, seen from the water at dusk.

464 homes in seven beachfront buildings on Fahid Island, drawn by Koichi Takada. Two bedroom duplexes and apartments from AED 6,637,310, graded by water view, on a dated 40/60 plan with 5% down, handover Q1 to Q2 2029.

Every home is aimed at the water. The duplexes repeat across all seven buildings within a few square feet, so the view grade is the decision. The beach, the promenade and Coral Drive are at the door, and the island is set out in our Fahid Island guide.

A terrace at Fahid Beach Terraces looking along the beach, with the curved towers behind.

501 homes in six waterfront towers on Fahid Island, drawn by Koichi Takada. Two bedroom apartments and duplexes and three bedroom apartments from AED 6,566,700, graded by view, on a dated 40/60 plan with 5% down, handover 2029.

The podium homes carry terraces and are the largest. Every three bedroom available is one of them. The Clubhouse above the shoreline carries a spa with salt relaxation, an assessment area and a wellness concierge, and the island is set out in our Fahid Island guide.

Tree-lined street within the Y Views enclave at BAYN Ghantoot

The live beachfront enclave inside a 4.8 million sqm masterplan, built on a sculpted hill so the homes sit 5 to 24 metres above the water and 0 to 6 minutes' walk from the beach. From AED 10.9M for a four-bedroom at 4,826 sq ft; six-bedroom homes run AED 25.25M to AED 44.89M.

Two earlier phases have sold out. That is demand evidence, not available product — Y Views is what you can buy. The plan is 60/40 and handover is Q4 2029.

Aerial view of Marsa Al Saadiyat at dusk, showing the marina, the coastline and the lit neighbourhoods behind it.

A AED 100 billion district on Saadiyat Island announced in July 2026 — 6.4 million sqm, 8 km of coastline, a 350-berth marina, a 73,800 sqm central park and a 6,000-seat theatre opening in 2030.

The first release, Talay and Talay Beach, opens on 23 September 2026. Freehold to all nationalities, on Abu Dhabi’s 2% registration.

Talay at Marsa Al Saadiyat from the air, with a green corridor running between the villas towards the Abu Dhabi skyline.

The first homes at Marsa Al Saadiyat: 351 standalone villas in two gated communities, handing over from Q4 2029 at Talay and Q4 2030 at Talay Beach. Four bedroom villas from AED 13,500,000, on five per cent down and 50/50.

Sales open on 23 September 2026. Every villa has two floors, a private backyard, covered parking and a show kitchen. We put it head to head with Wadeem Gardens, and the island is set out in our Saadiyat Island off-plan guide.

Townhouses on a residential street at Al Ghadeer Gardens by Aldar.

The new release at Al Ghadeer, between Abu Dhabi and Dubai — 352 townhouses and villas from AED 1,850,000, on a 55/45 plan with 5% down. Handover Q4 2030.

The lowest entry on this list, and a neighbourhood that is already open. Al Ghadeer British School sits inside it and Aldar runs it, the streets are built for people rather than cars, and every home carries a maid’s room with its own bathroom and parking for two cars. The community is set out in our Al Ghadeer area guide.

A townhouse at Al Ghadeer Parks, with its shaded terrace and private garden.

The next phase of Al Ghadeer — 453 townhouses and villas from AED 1,900,000, on a 55/45 plan with 5% down. Handover Q2 2031.

Sixteen minutes from Al Maktoum International, inside the Seih Al Sedeirah masterplan. Two phases with their own floor plans, a private garden and a shaded terrace on every home, and Al Ghadeer British School a walk away. The community is set out in our Al Ghadeer area guide.

The Beach House Fahid from above, its eleven towers on the podium with the beach and the mangroves beyond.

862 homes across eleven towers in the middle of Fahid Island, Aldar’s island between Saadiyat and Yas. Two and three bedroom homes with a maid’s room from AED 4,100,000, on a dated 40/60 plan with 5% down, handover Q2 to Q4 2029.

The podium homes carry private gardens. They are the largest of their type in the building. Coral Drive, the waterfront promenade and the berm are at the door, and the island is set out in our Fahid Island guide.

Sei Saadiyat by Aldar seen from above at dusk, with Saadiyat Cultural District behind.

Four towers inside Saadiyat Cultural District, drawn by Jacobs with interiors by Kettle Collective. 513 homes, from a one bedroom at AED 2,950,000 to the three bedroom Kanso Residence, on a 50/50 plan with 5% down. Handover Q4 2030.

The Abrahamic Family House is a kilometre away and the Louvre under two. The amenities are sorted into four states, move, restore, connect and breathe, and the Kanso Loft is a two bedroom home across two floors, open to double height. The island is set out in our Saadiyat Island off-plan guide.

A terrace at Wadeem Gardens by Modon looking across Hudayriyat Island towards the arena.

Villas on Hudayriyat Island in three gated clusters, four to six bedrooms from AED 8,700,000, on a 25/75 plan with 5% down. Handover Q2 2031.

Every villa is offered with a Contemporary Arabic or a Modernist façade, and ADIB finances up to 75% of the price at handover, subject to approval. The island’s sport and leisure are already open: Surf Abu Dhabi, the Velodrome, the cycling network and the beaches. We put it head to head with Talay on Saadiyat, and against Golf Estates on its own island, which our Hudayriyat Island guide sets out.

Vida Residences Saadiyat Island seen from the street in daylight

Four Seasons Private Residences seen from above Saadiyat Beach

ALAIN Properties is building a gated beachfront community of 56 villas and 60 suites on Saadiyat Beach. It develops the project under a licence from Four Seasons, and a Four Seasons team runs the residences.

Garden Villas are available in five and six bedrooms from AED 69,900,000. The island is set out in our Saadiyat Island guide.

Waterfront villas with private pools along the canal at Yas Riva Reserve, with a boat passing

Yas Riva Reserve is a gated community of 292 villas on the canal at the edge of Yas Island, built by Aldar. Villas have four to six bedrooms, and handover is Q3 2030.

On every villa, Aldar waives the buyer’s 2% registration fee and five years of service charge. The plan is 50/50, with 5% on booking.

What it costs to buy in Abu Dhabi

2% of the sale price to register, paid once, plus admin fees. Those vary by developer and by service.

You pay no commission on any of these. The developer pays the agent on a launch.

No VAT on the home. No property tax. No capital gains tax. No tax on the rent.

Full breakdown: Dubai vs Abu Dhabi off-plan costs.

How we work

Zero commission on a launch

The developer pays us. You pay us nothing.

We do the arithmetic

The 57% rate step at Hudayriyat. The flat rate across Sobha City. Which BAYN phase is live. We work those out before a page goes up, and we show you the working.

We say who a project is not for

Every project page carries that list.

Off-plan in Abu Dhabi — Questions buyers ask

How many off-plan projects does NARVA cover in Abu Dhabi?

Twelve, listed above. We add one when we can verify it ourselves.

What is the lowest entry price?

AED 1,850,000, for a townhouse at Al Ghadeer Gardens.

Which project needs the least cash to start?

Al Ghadeer Gardens, at 5% — AED 92,500.

Which hands over first?

Sobha City Abu Dhabi, in December 2029.

Can a foreigner own freehold in Abu Dhabi?

Yes, inside the investment zones, since the 2019 amendment. Every project on this page is freehold, all nationalities.

Is Abu Dhabi cheaper to buy in than Dubai?

The registration fee is 2% against Dubai's 4%. Every other fee lands within about twenty dirhams of the Dubai equivalent, so the whole gap is that percentage — and a Dubai developer absorbing the fee at launch erases it.

Does an off-plan home in Abu Dhabi qualify for the Golden Visa?

Yes, at AED 2,000,000 of value from an approved developer. The rule is federal and identical in both emirates. On an Abu Dhabi file, expect to be asked for evidence of AED 2,000,000 paid to date. That is a document requirement rather than the law, so on a payment plan budget time to clear it.

Can I get a mortgage?

Up to 50% of the price on any off-plan home in the UAE. Abu Dhabi registers the mortgage at 0.1% of the loan against Dubai's 0.25%.

Do I pay you a commission?

No. The developer pays the agent on a launch.

When does Marsa Al Saadiyat go on sale?

Sales launch in the second half of 2026. Tell us now if you want the first release.

Tell us what you are solving for

The cash you can put down, the handover you can wait for, the product you actually want. Send us those three and we will tell you which of these fits — and which to ignore. Zero commission either way.
