The rooms you live in

A four-bedroom residence runs a family room, a study, a dining room, an entry foyer, a gallery, a powder room and a terrace with a DIFC skyline view. Every bedroom takes its own bathroom. The three-bedroom plan carries a bar off the living room.

The plans draw two master bathrooms off the same walk-in wardrobe, so two people get ready at once without meeting.

Sir David Chipperfield's building rises from a raised plinth and appears sculpted from a continuous whole. The city-facing facade runs linear and straight. On the other side it curves inward around a pedestrian-only garden square, fringed with restaurants and cafés. The residences look over gardens planted on a series of raised bases. The service is the architecture here. It starts in the plan of the home and runs down to two rooms on the amenity list.

Two kitchens, and you only ever see one

Open the residence plans and each home has a show kitchen and a kitchen. The show kitchen faces the dining room. It is the one your guests see: a stone island, brass, open to the room. Behind it sits the working kitchen, where the cooking happens. That is how a hotel runs a restaurant, and here it is inside a private apartment.

The service runs on its own spine

Each home has its own service lift and service lobby, separate from the entry foyer and the main lift. A maid's room with its own laundry and storage sits on that side of the plan. Staff arrive that way. So do deliveries, the laundry and the kitchen restock. None of it crosses the gallery you walk your guests through. That is a plan decision rather than a finish.

A butler's room and a drivers' room

Read the amenity list and two entries stand out beside the gym and the theatre: a butler's room and a drivers' room. Named rooms, on the list. The building has planned for the people who work in your home before you have hired them.

Four Seasons runs the building. The residences are fully serviced, managed and operated by Four Seasons. What that buys day to day is a Director of Residences and a Four Seasons Residential Concierge, with reception, a bellboy, valet parking, mail and package acceptance, a delivery service and security around the clock. Beyond that sits an à la carte list you call on when you want it: private chef service, catering, housekeeping, childcare, pet care, personal training, a florist and in-residence spa treatments.

Our Honest Take

This is how we read Four Seasons Private Residences DIFC for our own clients — including who should walk away.

Our view is that this is the home for a household that runs on staff, in the one district where the office is a walk away. The second kitchen, the service lift and the two rooms downstairs were drawn for that household, and Four Seasons runs the building around it.

The plan is the luxury

The finishes are what you expect at this level. The plan is what sets the home apart: a kitchen your guests see and one they do not, a lift your staff use and one they do not, and a gallery between the foyer and the rooms that nobody crosses with a delivery.

The company running it built the hotel next door

H&H built both Four Seasons in Dubai, and Four Seasons itself serves, manages and operates these residences. The brand on the door is the company at the front desk.

Who is it not for?

You need to be able to wait until 2029. These are large homes at the top of the Dubai market, so a buyer shopping a first Dubai apartment is shopping in a different building, and a buyer who wants a beach and a boat wants a different address.

Off-plan lending caps at 50% of the price across the UAE, so the payment plan carries most of this purchase.

Four Seasons Private Residences DIFC Location

The residences sit on Gate Avenue, in the heart of DIFC, beside the Four Seasons Hotel Dubai DIFC. The district, its two metro stations and the second district being built beside it are set out in our guide to DIFC. Retailers, art galleries and some of the city's best restaurants run through Gate Village and Gate Avenue, and the view opens south to Downtown Dubai and the Burj Khalifa and north to Emirates Towers.

Dubai International Airport is twenty minutes by car.
