Head-to-head comparison
Soulever vs Kanyon in Dubai Maritime City
Same developer, same peninsula. One stands on the water and one in the woodland, and the payment plans run the other way from how they read. Compared on prices, cash, homes, districts and amenities.
Verified by NARVA · 16 September 2026
Two waterfront towers with 3.2 metre ceilings in every apartment. One to three bedrooms, and podium chalets with a private pool on the roof.
One tower with a green ribbon from the podium to the summit, and a sky pool, a spa and a bar on the roof. Two bedrooms.
Answer first
Which one fits you?
Three things decide this. Both are by Beyond, both stand on the same peninsula and both are freehold.
The short version
What actually separates them
Side by side
Every figure that matters
Every figure below is the one published on our own project page for each building, verified on 16 September 2026.
Price and cash
What the plans ask in money
Read as percentages, Kanyon asks for more before completion. Put the price of the entry two bedroom under each plan and the order turns round.
Registration falls with the booking and sits outside the bars. At Soulever it is 4% to the Dubai Land Department plus AED 1,020, which is AED 210,020 on this home. At Kanyon it is 4% plus AED 2,370, which is AED 155,850. No commission through NARVA on either.
The heavier percentage is the lighter cheque. Before completion Kanyon asks AED 171,500 less on its entry two bedroom. Within the first month the gap is AED 277,600. On completion Soulever asks the larger sum again, because sixty per cent of a bigger price is due. The two homes are the closest pair the towers offer. Soulever’s is 114 sq ft larger.
A plan is light or heavy against a price. Kanyon asks the bigger share of a smaller price, so it asks less money at every stage on a two bedroom. Soulever opens lower overall, at one bedroom.
The homes
What each tower sells
Prices and sizes as published on each project page. Soulever sells four kinds of home. Kanyon sells one, across a wide band.
Soulever lets a buyer choose the bedroom count, then the layout, then the pair of views. Kanyon is a two bedroom choice, and the same home is drawn again for its height in the tower.
Payment plans
Two dated plans that open the same way
Both take ten per cent on booking and ten per cent a month later. Then Soulever runs four dated instalments of five per cent. Kanyon runs six.
Soulever asks for fewer payments and finishes them six months earlier. Kanyon asks for two more, each one of five per cent. Some buyers want fewer transfers. Others want smaller ones. Off-plan lending caps at 50% of the price across the UAE, so the plan carries most of the purchase in both.
Neither schedule is the better one. Soulever finishes its instalments in May 2028 and leaves more for completion. Kanyon pays half before completion in smaller steps.
Location
Two districts on one peninsula
Beyond is building eight million square feet of homes along the coast of Dubai Maritime City. It splits them into two districts with The Cove between them.
Both stand on a 249 hectare peninsula between Port Rashid and Dubai Drydocks. DP World owns and runs it, and more than 280 maritime businesses already trade there. The choice is what the front door opens onto. Read the district in full in our Dubai Maritime City guide.
Amenities
The podium and the roof
A heated pool with panoramic views and a podium-level wet area. A swimming pool, a children’s pool and a pool bar. A podium park, a family area and landscaped gardens. A gym, an exercise park and outdoor yoga. Treatment rooms, a cinema, reading nooks and a residents’ lounge. Each podium chalet adds a private pool and a lounge terrace on its own roof.
A grand lobby wrapped in glass, with retail and personalised services. Multi-functional pavilions and a fully equipped co-working space. An indoor and outdoor kids area. A pool deck and an indoor gym club on the podium. A private spa of saunas, steam baths and quiet lounges. On the roof, a sky pool, a spa and a bar above the city and the sea.
Soulever’s shared life sits on the podium beside the sea. Kanyon’s climbs to the top of the tower. They make two different days.
The scorecard
Ten dimensions, scored
Read this as two answers, not a score. Four go to Soulever, four to Kanyon and two are shared. Two good towers by one developer are aimed at different buyers.
