Layouts & Specifications

Two bedroom residences are available now. The one and three bedrooms are sold out. Every home has a canyon balcony and floor-to-ceiling windows, and every plan carries a compass with its four named horizons.

The tower in three tiers
TierFloors
Tier 12 – 20
Tier 222 – 34
Tier 335 – 47

Each layout is redrawn for the tier it sits in, so the same bedroom count is a different drawing low and high in the building.

The four horizons

The Dubai skyline. The Forest and the Ocean. The Arabian Gulf. The Cove. Each floor plan marks them on a compass.

The building, top to bottom

A landscaped ground floor and grand lobby; podium levels with the pool deck, gym club, pavilions and kids area; the residential levels; and a rooftop spa, sky pool and bar.

The amenities

A grand lobby wrapped in glass, with retail and personalised services. Multi-functional pavilions, and a fully equipped co-working space. An indoor and outdoor kids area. A pool deck and an indoor gym club on the podium. A private spa of saunas, steam baths and quiet lounges. And on the roof, a sky pool, a spa and a bar above the city and the sea.

About This Project

The grand lobby at Kanyon by Beyond, planted and wrapped in stone and glass.

Kanyon is a sculptural tower in the Forest District of Dubai Maritime City, by Beyond, part of the Omniyat Group. 411 residences sit behind a double-layer façade, and a planted ribbon climbs the tower from the podium to the summit.

At Kanyon the forest climbs the building. A sinuous vegetated ribbon rises in one continuous movement from the podium to the summit, a green spine winding up the façade. Hanging gardens grow inside the flowing structure, so the planting is part of the tower's line rather than something added to it.

The double-layer façade

The inner layer is a high-performance insulated wall of glazed and opaque panels. The outer layer is a screen of bronzed aluminium fins. Between them sit depth, shade and solar protection, and from the street the skin shifts as the light moves across it.

Canyon balconies

The balconies wrap the building and cut into it. They carry light and greenery deep into the living space rather than hanging off the edge, and they are where the tower takes its name.

The Green Descent

At the base, a terraced podium of layered planting and shaded walkways steps the building back down to the ground. It works as a threshold and a retreat, and lets the forest run into the foot of the tower.

Every plan is drawn to its horizons. Each floor plan carries a compass and four named horizons: the Dubai skyline, the Forest and the Ocean, the Arabian Gulf and The Cove. The tower is set in three tiers by height, and each layout is redrawn for the tier it sits in.

From AED 3.84M

Two bedroom residences from AED 3,837,000. Ten per cent opens the home, ten per cent follows a month later, six instalments of five per cent fall on fixed dates, and fifty per cent falls on completion in Q2 2029. Registration is 4% to the Dubai Land Department plus AED 2,370 in fees, ownership is freehold to all nationalities, and we sell at zero commission.

Inside the homes

Fine timber, brushed metal and tactile stone under planes of glass, with floor-to-ceiling windows. European appliances, spa-inspired bathrooms, finely detailed joinery, smart storage, silent ventilation and integrated wellness features.

Beyond in Dubai Maritime City

Beyond's waterfront pair of towers in the same district is Soulever, and every Dubai project we cover sits on our Dubai off-plan hub.

Kanyon Location

Kanyon stands in the Forest District of Dubai Maritime City, the man-made peninsula between Port Rashid and Dubai Drydocks. The Forest District is a nature-first quarter, where shaded trails and native canopies create a cooler, gentler climate. Kanyon rises beside Talea, the first of four buildings there, and views stretch toward Downtown Dubai, the World Islands and the waters of Port Rashid. The peninsula, its two districts and The Cove are set out in our guide to Dubai Maritime City.

Mina Rashid is five minutes by car, the Jumeirah beach coast ten, and the Gold Souq and Downtown fifteen each. Dubai International Airport and DIFC are twenty minutes. Beyond's waterfront pair in the same district is Soulever, and every Dubai project we cover sits on our Dubai hub.
