The masterplan
Nakheel is master developer. The island holds five districts, and each one was drawn for a different life.
The Fronds, the Spine, the Trunk, the Crescents and the Crown. The fronds are the villa districts and the quietest ground; the trunk is the dense, social end; the crescents wrap the island with its resorts and the yacht club; the crown is its ceremonial head.
The island is planned for a population of 118,000.
Dubai's 2040 Urban Masterplan works towards 5.8 million residents. Palm Jebel Ali will be home to 118,000 of them, six per cent of the city's net increase.
The plan calls for two additional urban centres, and Palm Jebel Ali forms the residential and leisure anchor for the Expo 2020 centre. It also calls for a 400% increase in public beach space, and the island adds several kilometres of it, with more than eighty hotels and resorts.

The island runs on a twenty-minute city approach, and the mobility hierarchy is inverted. Walking, cycling and electric micro-mobility come before the car, and the rights of way are built to take autonomous transport when it arrives.
Community hubs carry space for remote work and small-scale production, with organic community gardens and markets inside them. A destination art programme runs sculptures, murals and digital art across the island, and thermal comfort strategies are built in to keep people outdoors.
The ecology
The island sits beside the sanctuary, and its beaches and coastal areas are designed to reinforce it.
Any corals found in development areas are transplanted to safe locations and propagated. Nesting turtles are protected under conservation guidelines, and the endangered Hawksbill turtle is named in them. Strict protocols govern dust from construction.
The island is also pioneering 3D printed coral reef structures.
Where it sits
Palm Jebel Ali lies off the Dubai coast, south of Palm Jumeirah.
The island connects to the mainland by a dedicated access road running to Sheikh Zayed Road. Expo City Dubai, Al Maktoum International Airport, Ibn Battuta Mall, Dubai Parks and Resorts and Jumeirah Islands all sit on that side.
