Dubai Maritime City — The Peninsula, the Two Districts and the Homes Coming
A man-made peninsula of 249 hectares between Port Rashid and Dubai Drydocks, owned and operated by DP World, with more than 280 maritime businesses already trading.
The economy arrived before the homes. This page sets out what is on the ground, the masterplan Beyond is building along the coast, and the two towers we cover.
A peninsula with its economy already running
Dubai Maritime City is a man-made peninsula of 249 hectares between Port Rashid and Dubai Drydocks, owned and operated by DP World. The working district came first, and it is trading now. Beyond is building eight million square feet of homes along its coastline, in two districts.

A marine services economy on a peninsula in the middle of the city: registered maritime businesses, dry and wet berths, shiplifts, workshops and warehouses. It was running long before the first residential tower was drawn.

Beyond, part of the Omniyat Group, holds the residential masterplan along the coastline: the Bay District on the water and the Forest District in the woodland, with The Cove between them.
Who runs it
DP World owns and operates Dubai Maritime City, through Dubai Maritime City L.L.C., from the Maritime Business Centre on the peninsula. DP World also operates Mina Rashid next door and its cruise terminal, so the land, the berths and the infrastructure sit with one long-term owner.
The mixed-use half: offices, retail, the promenade and the residential towers. Every home in this guide sits here.
The Industrial PrecinctThe working half: marine services, shiplifts, workshops and warehouses. DP World has committed a further AED 13.4 million to upgrading its infrastructure.
Maritime activity in the emirate is overseen by the Dubai Maritime Authority, established under that name by law in February 2023, under the Ports, Customs and Free Zone Corporation.
Getting inA causeway joins the peninsula to the mainland, onto the Sheikh Rashid Road corridor.

Two districts and The Cove
Beyond holds eight million square feet of homes along the coastline, in two districts that both open onto The Cove, a landscaped waterfront of pools, lagoons and sea-view walkways with dining and leisure along it.

The waterfront half. Aria, Saria, Orise, Sensia, The Mural, Soulever and 31 Above sit here.
One developer, one promenadeA buyer here chooses between water on one side and woodland on the other, inside the same masterplan, on the same peninsula. We put Soulever and Kanyon head to head. Beyond is the Omniyat Group's wider-luxury brand; Omniyat's record runs from One at Palm Jumeirah and The Lana to the Dorchester Collection residences at the marina and on Palm Jumeirah. Every Beyond project we cover is on one page.
The Forest District
The planted half of the masterplan, drawn around parkland and native woodland rather than around a road. Shaded ground and passive cooling are designed to create a cooler microclimate, so the district is made to be walked.

Talea opened the district. Kanyon followed, with a vegetated ribbon climbing its façade from podium to summit and a terraced podium, the Green Descent, stepping it back into the planting at its base. Green trails, forest-view fitness spaces and garden areas run between them.
