Soft edges and filleted corners run the façades, and continuous balcony lines wrap them. Sky gardens carve recesses into the vertical structure, so the light and the greenery read from the outside as well as the inside.

Each tower has a character

Tower A is the social one: a co-working and gallery space, a social club with an arcade, a lounge and a library, and a cinema room. Tower B is the wellness one, with the gym and the yoga studio at its base and a wellness club above. Tower C is the family one, with family lounges, a kids' club and a play area. All three connect, so you live in one and use all three.

The sky gardens

Ten of them, cut into the towers at height — gathering spaces, wellness terraces and outdoor reading rooms, planted and paved, with the ground-floor design language carried up the building. Tower B's twenty-ninth floor holds an outdoor events space, and Tower C's twenty-sixth a wellness terrace.

On the ground

A padel court. A resort-style family pool, a lap pool and a kids' pool. A children's outdoor play area, a barbecue area with California Rooms, social seating and cabanas, and access straight onto the promenade. Grand double-height lobbies open each tower.

Inside, open-plan interiors run to panoramic windows that frame the water and the skyline. Timber-look joinery, recon stone on the kitchen countertops, a kitchen island, and fluted joinery on the vanities. The master bathroom carries a feature shower wall and a niche.

Our Honest Take

This is how we read The Edit at d3 for our own clients — including who should walk away.

Our view is that the address is the product here. Dubai Design District carries one of the widest canal frontages in the city, the water in front of these towers is open, and the district around them is already trading.

The launch before this one sold out

Atélis at d3 was the previous release on the same waterfront, from the same developer, and it sold out. The Edit prices alongside it, ticket for ticket, at every bedroom count. Same water, same district, same company, and the demand for the address is already proven.

What the rent has done around it

Central waterfront rents in the districts either side of d3 have compounded above fourteen per cent a year for five years, and both now sit ahead of the citywide average. d3 is the canal frontage between them.

Buy here if you want the canal and you want it open. These towers sit on the promenade with the water in front of them, and Downtown is seven minutes.

The Edit at d3 Location

The Edit sits on the Dubai Canal promenade inside Dubai Design District, between Downtown, DIFC and Dubai Creek. Al Khail Road, Al Ain Road and the E311 all connect to it.

The canal frontage here is one of the widest in Dubai, and the water in front of the towers is open, so the view runs to the skyline and the Burj Khalifa rather than into another building.
