About This Project
Soulever is two waterfront towers in Dubai Maritime City by Beyond, part of the Omniyat Group. They stand just steps from The Cove, The Forest and the Arabian Gulf, with Dubai's skyline behind. SAOTA drew the architecture and ARRCC the interiors.
Beyond names each home by the two views it takes. Its list describes every residence by a pair of outlooks: Ocean Cove and Marina, Skyline and Cove, Forest and Cove, Ocean Cove and Forest, Forest and Skyline. The towers sit with the sea on one side and The Forest on the other, and the balconies are drawn with shifting planes and layered forms. A terrace can turn toward one outlook while the room behind it opens onto another.
Three choices, not one
The plan set draws eighteen apartment layouts: six at one bedroom, eight at two and four at three. So a buyer chooses the bedroom count, then the layout, then the pair of views. Two neighbours on the same floor can live in homes that feel quite different.
The façade
Curtain walls, dark stucco, textured finishes and bronze-tinted aluminium panels. Planting runs across the ground and podium levels, and along terraces and balconies shaped by the edges of the towers.
The podium chalet
Two bedrooms across three levels, opening onto The Cove. Each bedroom has its own en-suite, the kitchen, lounge and dining run open-plan, and the rooftop level carries a private pool and a lounge terrace with sunset views.
Every apartment runs to 3.2 metre ceilings, with open-plan living flowing onto sunlit balconies and panoramic views.

This is how we read Soulever for our own clients — including who should walk away.
Our view is that this is a waterfront home chosen three ways: by bedroom count, by layout and by the two views it takes. Beyond has drawn enough layouts to make each of those a real choice, and it has set the payment schedule down in dates.
Ten per cent opens it and ten per cent follows a month later. Four instalments of five per cent then fall on fixed dates through to May 2028, and sixty per cent falls on completion.
Three levels, two bedrooms and a private rooftop pool, opening onto The Cove at the bottom. It is a home on the water with a roof of its own, inside a building with pools, a park and a gym.
