About This Project
Dubai Harbour Residences is the only low-rise address at Dubai Harbour. Ground plus seven floors on the sand, with a private beach in front that carries its own food and drink, colonnades opening onto the sand at the bottom and rooftop infinity pools at the top. Shamal Holding owns the district and owns this building.
Nikken Sekkei drew it as a long, low building on the shoreline, and every home sits inside that. Their most recent Dubai work is One Za'abeel; the instinct here runs the other way. This building spreads along the sand rather than climbing away from it. What that gives you is the thing height takes away. The beach is a lift ride, not an expedition. The top floor is close enough to the water to hear it.
The beach belongs to the building
The private beach is part of the amenity list, and it carries its own food and drink. So does direct access to the marinas. That is the whole proposition in one line: you walk out of the lobby, through the colonnade, onto sand that belongs to where you live.
The roof is a pool and the ground is a colonnade
Rooftop infinity pools sit at the top, with views over the harbour and the Gulf. At ground level the building opens into colonnades and lobbies that face the water. Between them sits the wellness floor: a fitness centre with its own reception, an exercise area and a yoga studio, a sauna and a steam room, treatment rooms, a hairdressing salon and a nail salon.
The pools are split, and the small things are there
One pool for adults and a separate one for children, each with seating, lounge and showers, and an outdoor dining area beside them. A kids' club with a recreation area, a learning area and a baby changing room. A multifunctional room. Downstairs, a drivers' lounge, staff facilities and parking, the things a household notices.
Inside, glass façades and large terraces drawn to give views in every direction, and high ceilings. The palette is nautical, deep blues against crisp whites, and the light comes off the water all day. Kitchens arrive fitted. Bathrooms run in book-matched stone with brushed metal.

This is how we read Dubai Harbour Residences for our own clients — including who should walk away.
Our view is that this is the seafront home for the buyer who wants the sea at ground level. Eight levels and a private beach is a different kind of seafront home to a high floor with a long view, and the building was drawn for that day rather than that view.
Sunrise walks on the sand. Evenings that run on the rhythm of the marina. You are a short walk from restaurants and cafés, the promenade runs past the door, and boats come and go all day, which is a different kind of company to a skyline.
Shamal owns the district and the building, so the neighbourhood and the home answer to the same owner. H&H, which built both Four Seasons in Dubai, develops it. That is the record this building is held to.
Buy here if you want the sea at ground level. The beach is private, and it is a lift ride away.
Buy here if you host. The layouts were drawn around gathering: large terraces, generous living space, and a beach with food and drink on it.

The Burj Al Arab is down the coast, and the Dubai Harbour Marine Club sits on the same water.
The new bridge is the fact worth holding on to: three minutes from Sheikh Zayed Road, against twelve before it. Shamal Holding is a Dubai investment firm with a portfolio across real estate, hospitality and leisure, from master communities and districts to residences, retail and commercial space, including Nad Al Sheba Gardens. It owns both Dubai Harbour and Dubai Harbour Residences. H&H Development, founded in 2007, develops it.
The two companies work as a pair. Shamal owns the land and the asset; H&H develops it.
