Best Off-Plan Villa Communities in Dubai
These are the eight off-plan villa and townhouse communities we sell in Dubai. They run from the fronds of Palm Jebel Ali to the parks of The Valley. The entry home in every one is priced at AED 4.16 million or more. In Dubai, an off-plan home worth AED 2 million or more qualifies its buyer for the 10-year Golden Visa once the down payment is made. So the booking payment opens the application in every one of these communities. The earliest handover is Athlon in September 2028, and the latest is Bay Estate in January 2031. We sell them all at zero commission, and the developer pays us.

Buying in Abu Dhabi instead? Our guide to off-plan villa communities in Abu Dhabi sets out the nine we sell there.
Location
On the water
Frond F, Palm Jebel Ali
Frond F sits on the beach. It is one of the fronds of Palm Jebel Ali, Nakheel's second palm, south of Palm Jumeirah. Every villa opens onto the water. Ten named villa designs come from four practices: Naga Architects, SAOTA, LW Design and LOCI. The Beach Collection carries five and six bedrooms on plots of 7,377 to 8,366 sq ft. The Coral Collection sits on the outer edge of the frond, with six and seven bedrooms on plots of 17,622 to 21,944 sq ft. Every villa runs ground plus two floors, with a roof lounge and terrace.

Palm Central, Palm Jebel Ali
Palm Central stands between two villa fronds on the Spine, the central boulevard of Palm Jebel Ali. Its ground floor holds eight four-bedroom duplex townhouses, each with a private garden, a private garage and a double-height living room. They open straight onto the landscaped deck and the beach. An infinity pool, a padel court, a gym, a kids' club and a clubhouse serve the residents.
Bay Estate, Dubai Islands
Bay Estate is Nakheel's gated community at the eastern end of Dubai Islands, near Al Mamzar Beach. It holds 357 townhouses and villas and 60 plots on the water and the beach, in three neighbourhoods: Cala, Verda and Agora. Two swimmable lagoons, a beach club and a marina sit inside the community. Every attached and garden villa has an internal lift, and every home has a maid's room and a two-car garage. Buyers build their own pools.

Parks and nature
The Wilds, beside Al Barari
The Wilds is Aldar's nature-led community in the south of Dubai. It sits beside Al Barari, within 400,000 square metres of parks. Eco-corridors run between the houses, and a bee conservation sanctuary sits inside the gates. Lily Hamouche designed The Nest, the pavilion at its centre. The community holds LEED Communities Platinum and Fitwel Community 3 Stars, with an education institute, a health club and a spa inside the gates. Aldar is a government developer.
Sobha Sanctuary, Dubailand
Sobha Sanctuary is Sobha Realty's largest master plan, at 37.5 million sq ft on the Lehbab Road and Al Ain Road corridor. Around half of it is held as green and open space, with more than 50,000 trees. Two international schools, a hospital, a community mall, mosques and a wellness centre are planned inside it. A nine-kilometre wellness loop, a beach lagoon and a lazy river run through the plan. Every standalone villa carries a private pool, a ground-floor guest suite and a maid's room. Sobha builds it all in-house.

Active communities
Athlon, Dubailand
Aldar designed Athlon with wellbeing specialists on active design principles, and every home sits within five minutes of an activity. A 4.6-kilometre trail-running loop, a cycling loop and a family loop run through the community. Seven clubhouses sit along them, with a Signature Clubhouse at the entrance. The six-bedroom Premium villa adds a third floor with an outdoor lounge and a family room.
The Heights, Emaar
The Heights Country Club & Wellness is an Emaar community of standalone villas between Emirates Road and Al Yalayis Road. A quarter of its 7.5 million square metres is held as parks and open space. A wellness hub sits at the centre, with a wellness lake, a yoga lake and a private beach for residents. Every bedroom is en-suite. Plots run from 3,800 to 6,800 sq ft, larger than the house on every type.

Family community
ALVA at The Valley, Emaar
ALVA sits in the part of The Valley given over to independent villas. Across the road, the Community Centre is planned with a mall, a school, a park and a hospital. Golden Beach is The Valley's signature, a swimming lagoon ringed by sand. The three-bedroom townhouse sits on a plot of 2,135 sq ft, and the four-bedroom on 3,620 sq ft. Sports Village, Kids' Dale and Central Park sit inside 1.7 million square metres of green open space, with 42 km of cycling track. Both townhouse types carry a maid's room with its own bathroom and covered parking.
