Who it is built for

Aldar plans Greenwoods for families. It will have three home types: apartments for a first home in the community, and townhouses and villas for a family that needs more bedrooms.

Dubai Silicon Oasis already hosts more than 40,000 registered companies, and more than 100,000 residents and entrepreneurs live and work across its 7 sq km. District IO adds room for 6,500 more.

DSO's freehold villa stock today is Cedre Villas, a gated community of 1,207 homes that Arabtec built inside Dubai Silicon Oasis. Its villas have three to five bedrooms and run from 3,830 to 7,280 sq ft, in luxury, executive, twin and townhouse layouts.

The homes

Greenwoods will have three home types: apartments, townhouses and villas. Aldar designs every home itself. Aldar Estates runs the community after handover. It manages 155,000 residential units across the UAE.

Greenwoods payment plan

Aldar sets a payment plan for each project. For its other Dubai launches, the plans and dated schedules are on Athlon, The Wilds Villas and The Wilds Residences.

In Dubai, every off-plan payment goes into a project escrow account. The buyer pays 4% of the price plus the Oqood fee to the Dubai Land Department at registration. Under the UAE Central Bank's limits, banks lend up to 50% of the value on an off-plan home.

About This Project

Greenwoods is Aldar's next master community in Dubai, built with Dubai Holding at Dubai Silicon Oasis. It will hold apartments, townhouses and villas on about 4 million sqm of land. That land is more than half the size of Dubai Silicon Oasis itself, which covers 7 sq km. It follows Haven, Athlon and The Wilds from the same partnership. We sell these at zero commission.

More than half the size of Dubai Silicon Oasis

Aldar and Dubai Holding added the Greenwoods plot to their joint venture on 6 February 2026 as they expanded the partnership they began in 2023. Aldar describes it as an active community for families, with apartments, townhouses and villas on about 4 million sqm of land. Dubai Silicon Oasis covers 7 sq km, so the land under Greenwoods alone is more than half the area of the free zone.

Aldar takes the full development cycle. Under the agreement it designs the community, sells and builds the homes, and manages Greenwoods after handover. Dubai Holding contributes the land.

The partnership's first three Dubai communities were Haven in Dubailand, Athlon and The Wilds beside Al Barari. Sales across the joint venture reached AED 21.5 billion by February 2026.

District IO and Block 14

On 22 January 2026, His Highness Sheikh Mohammed bin Rashid Al Maktoum launched AED 12.8 billion of expansion projects at Dubai Silicon Oasis. There are two: District IO and Block 14.

District IO takes AED 11 billion. It is a technology district of 25 LEED-compliant buildings. Eighteen are commercial and four are residential. Hospitality facilities include a conference centre and an innovation and experience centre. Building runs in two phases. The first starts in 2026 with offices, research labs and shops, and the second follows in 2027 with the conference and innovation centres.

District IO is equipped for more than 6,500 companies, SMEs and startups. It focuses on six sectors:

  • Smart mobility
  • 3D printing
  • Robotics
  • X-Tech
  • Artificial intelligence and quantum computing
  • Web3

The Government of Dubai expects it to create more than 70,000 direct and indirect jobs over ten years. By 2036 it expects District IO to add up to AED 103 billion to GDP and draw up to AED 30 billion of foreign investment.

Block 14 takes the other AED 1.8 billion. It is a residential and lifestyle district near the Blue Line station in Dubai Silicon Oasis, due for completion in 2029 with the line.

The Blue Line

The Dubai Metro Blue Line runs 30 km and has 14 stations. One is in Dubai Silicon Oasis. From International City 2 and 3, the line runs on to Dubai Silicon Oasis and then Academic City. The nine districts it serves are planned for more than one million residents under the Dubai 2040 Urban Master Plan. When it opens, Dubai's rail network grows to 131 km, with 78 stations and 168 trains.

Greenwoods Location

Greenwoods sits inside Dubai Silicon Oasis. Aldar places the plot on the D54 growth corridor in east Dubai, opposite Nad Al Sheba.

DSO is a free zone for knowledge and innovation, and a member of the Dubai Integrated Economic Zones Authority. DSO is planned as a 15-minute city, where home, work and study sit close together. Fakeeh University Hospital serves more than 100,000 DSO residents and employees, and the Rochester Institute of Technology Dubai has its campus there too. DSO also holds tower apartments, two villa communities, schools, nurseries, malls, parks and student housing.

Registration in Dubai is 4% of the price plus the Oqood fee, paid to the Dubai Land Department.
