Where they sit
The twelve are split between the two emirates, from the reclaimed islands to the inland communities.
Three stand on land reclaimed from the sea. Palm Central and Frond F are both on Palm Jebel Ali, one on the Spine and one on a frond of villas. The Meriva Collection stands on Dubai Islands, a beachfront enclave of five buildings.
Four more sit inside Dubai. Inaura rises in Downtown Dubai above a hotel. Jumeirah Residences Emirates Towers stands beside DIFC on Sheikh Zayed Road. The Edit at d3 sits on the Dubai Canal in the Design District. The Wilds Residences sits in South Dubai beside Al Barari.
The Heights by Emaar is the last of the Dubai group, a community of standalone villas in the southern corridor at Al Yalayis.
The four in Abu Dhabi are spread wide. Al Ghadeer Gardens sits on the corridor between the two cities, around a British school children walk to. Sei Saadiyat stands in the Cultural District, about a kilometre from the Abrahamic Family House. Hudayriyat Golf Estates wraps a golf course on Hudayriyat Island. Yas Riva Reserve sits on the canal at the edge of Yas Island.
Seven developers build them. Aldar carries four of the twelve. Nakheel and Meraas carry two each. Four other developers carry one project each.
UAE Off-Plan, Handover 2030 — Questions buyers ask
How many UAE off-plan projects hand over in 2030?
Eleven, from seven developers. Eight are in Dubai and three in Abu Dhabi. Every one of them is listed in the table above, with its entry price, its booking deposit and its payment plan.
What is the range of entry prices?
Entry prices run from AED 1,646,300 at The Wilds Residences to AED 29,340,000 at Frond F at Palm Jebel Ali.
What booking deposit do they ask?
Four ask five per cent on booking. Two ask ten per cent. Five ask twenty per cent.
Does a 2030 handover mean the same month for every project?
No. Each developer states handover in its own way, and the table prints it that way. Some give a quarter of the year and some give a full date.
What does NARVA charge?
Nothing. The developer pays us, so the price you pay is the developer price.
