About This Project
Jumeirah Residences Emirates Towers stands on Sheikh Zayed Road, beside the hotel that gives it its name. Two towers and 754 homes, with the service model of a hotel group rather than a management company. DIFC is next door. One Central and the Museum of the Future are across the road. The metro station and the pedestrian bridge are at the foot of the site.
SCDA drew it, the Singapore studio with work in more than eighty cities. The towers appear to stand on near-invisible stilts, and the upper floors step back to carve out sky terraces.
The towers are sorted by home
Each home type owns a band of the building. The one-bedrooms run through the lower and middle floors. The two-bedrooms with maid's rooms sit above them. The three-bedrooms start in the thirties and run to the top, and the four-bedrooms sit at the summit, two to a floor. Then the amenity levels drop into the middle of that stack rather than sitting on the roof. So every three and four-bedroom home lives above the sky pool. They are a neighbourhood of their own, twenty floors up, and the executive gym is theirs.
Three sky levels, not one
The first sky level is a terrace: a sunken lounge with a fire pit, an outdoor cinema, a BBQ and party area, a game room and a co-working lounge. The second is water and wellness: an infinity sky pool with cabanas, a pool deck, cold and hot plunge, steam and sauna, a salon, a spa suite lounge and the fitness club. The third is the executive gym with reformer stations, a toddlers' club and a private cinema.
The garden level
The arrival courtyard, a double-height lobby, a fine dining restaurant, a padel court, an adults' pool, a kids' pool with a splash playground, a social hall, a multi-purpose space, a private dining room with an open show kitchen, and a pet lawn.
Jumeirah runs the building. Security, concierge, valet, lifeguards, pool and lounge attendants and the public areas come with the home. Laundry, housekeeping and a groceries service sit alongside them. Spa treatments and massages are booked with a Jumeirah therapist, and a private chef can be arranged for the dining room.

This is how we read Jumeirah Residences Emirates Towers for our own clients — including who should walk away.
Our view is that the address is the asset. Sheikh Zayed Road at Emirates Towers is the centre of Dubai's business map, DIFC, One Central and the Museum of the Future are the neighbours, and the metro is at the door.
Because the towers are sorted by type, the floor and the home are the same decision. A three-bedroom is a high-floor home by design. A one-bedroom can be a middle-floor home or a high one.
Eight homes across two towers, each drawn on its own, from just under three and a half thousand square feet to over six thousand. Each one sits at the summit with its own rooftop terrace and pool.
