Head-to-head comparison
Four Seasons Private Residences DIFC vs Akala
Two branded towers three minutes apart, both handing over in 2029. One asks sixty per cent of the price before handover and the other forty — AED 7,103,558 apart on the two homes that sit at the same money. Compared on prices, cash, the homes, the plans, the address and the developers.
Verified by NARVA · 20 September 2026

Answer first
Which one fits you?
Three things decide this. Both stand beside DIFC, both hand over in 2029, and both are freehold to every nationality.
The short version
What actually separates them
Side by side
Every figure that matters
Every figure below is the one published on our own project page for each building, verified on 20 September 2026.
Price and cash
What the plans ask in money
Across both price lists one pair meets: the Four Seasons three bedroom and the Akala five bedroom, AED 322,597 apart. Put each under its own plan and the money moves by a great deal more.
Registration falls with the booking and sits outside the bars: 5% at Four Seasons, because the residences sit inside DIFC, which is AED 1,743,630 on this home, and 4% to the Dubai Land Department at Akala, which is AED 1,382,000. Both carry AED 1,020 in registration, knowledge and innovation charges. Payments at both go into a regulated escrow account. No commission through NARVA on either.
The two plans mirror each other. Before handover the two homes sit AED 7,103,558 apart. On handover they sit AED 6,780,961 apart, the other way round.
Four Seasons asks ten per cent on booking and fifty per cent across three payments during construction, leaving forty for the keys. Akala asks ten per cent down and thirty across five instalments to 900 days, leaving sixty.
The homes
The full range at each
Prices and sizes as published on each project page. The two ranges sit beside each other and meet at no single home.
Four Seasons runs from AED 34,872,597 to AED 80,960,022 and every home in it is large. Akala carries the ladder underneath that band, from AED 3,800,000, and the one home above it at AED 88,000,000 — AED 7,039,978 over the Four Seasons ceiling.
Payment plans
Two plans, running opposite
Both open with ten per cent. After that the two plans run opposite: Four Seasons carries sixty per cent before the keys, Akala forty.
On the two homes that sit at the same money, Four Seasons asks AED 20,923,558 before the keys and Akala AED 13,820,000. Akala’s instalments run from your own booking rather than from a build stage, so its calendar shifts with when you reserve.
Four Seasons spreads fifty per cent across three payments during construction. Akala spreads thirty per cent across five, the last at 900 days from reservation, and leaves sixty for completion.
Location
Three minutes apart
One stands inside the free zone on Gate Avenue. The other stands in Zabeel Second, three minutes from it. Both look at the Burj Khalifa.
Four Seasons stands on Gate Avenue itself. Akala publishes three minutes to Gate Avenue and three to the Dubai Mall. Gate Village and Gate Avenue serve both.
Amenities
What each building is built around
Every home carries a show kitchen and a working kitchen, its own service lift and service lobby separate from the entry foyer, and a maid’s room with its own laundry. Downstairs the building keeps a butler’s room and a drivers’ room, named on the amenity list beside the gym and the theatre. The amenity floors hold a terrace and outdoor pool with a pool bar, a spa and wellness facility, changing rooms with sauna and steam room, a gym and a private movement studio, a golf simulator, a theatre, a cigar lounge, event and lounge spaces, a meeting room, a children’s pool and a playroom. Four Seasons serves, manages and operates the building, with a Director of Residences and a Residential Concierge on site.
Everwell runs across a full clinical floor — operating theatres, IV therapy, physiotherapy, consultation lounges and a private recovery zone. It holds DHA approval to carry out surgical work in the building and is the only licensed operator of MuseCell stem cell therapy in the Middle East. Akala Spa runs a thermal circuit the length of it, and Formative is the gym Arada built for itself, with studios for spin, HIIT, boxing and TRX, a Reformer studio, a float room and a recovery zone. Residents keep a floor of their own. The specification reaches inside the home: acoustic zoning, climate control room by room, circadian lighting, air and water purified throughout, and the building carries LEED Gold and WELL Silver precertification.
At Four Seasons the service is drawn into the plan of each home. At Akala the clinic, the spa and the gym were placed first and the homes were arranged around them.
Who is behind them
Two developers, two records
At Four Seasons the developer is H&H and Four Seasons serves, manages and operates the residences. At Akala one company does both. The residences are not owned, developed or sold by Four Seasons Hotels Limited; H&H Development LLC uses the Four Seasons marks under licence.
The scorecard
Twelve dimensions, scored
Read this as two answers. Five go to Akala, four to Four Seasons and three are shared. Every row is a published figure.

Buy at Four Seasons if…

- You want Four Seasons operating the building, with a Director of Residences and a Residential Concierge.
- You want a DIFC address itself, on Gate Avenue.

- You want a small building, at fifty-nine homes across four aligned towers.
- You want the home delivered furnished.
Buy at Akala if…

- You want a lighter front end, at forty per cent before handover against sixty.
- You are buying below AED 34,872,597. One, two, three and four bedrooms run from AED 3,800,000, a range the other building does not open.
- You want the largest single home of the two, at 14,628 sq ft on a floor of its own.
- You want the certification stated, at LEED Gold and WELL Silver precertification.
- You want the lower registration rate, at four per cent against five.
