About This Project

Podium pool and sun deck between the Expo Valley Views residential buildings

Expo City Dubai is building four residential clusters under one name: Ghadeer, Mahra, Roudah and Dana. They share one amenity programme and one handover date, 31 October 2029. Each has its own prices, height and payment schedule. We sell these at zero commission.

Amenities in every cluster

Every cluster gets the same amenity programme. At ground level: a main gym, a satellite gym, an indoor kids' club, a multipurpose hall, an indoor games room, prayer rooms, plunge pools and decks, kids' play areas, barbecue and outdoor dining, and an events lawn. On the podium: a second satellite gym, the main pool and deck, an infinity edge pool, a lap pool, a kids' pool, another play area, more barbecue and dining, yoga areas and a community plaza.

The district came first

Al Wasl Plaza, Terra and the exhibition centre were built before the homes, and the metro was running before the first resident moved in. Expo City Dubai stays on as the operator of the district.

The valley view

The upper floors look across the wadi, and water runs through the community to link the courtyards. Ownership is freehold for all nationalities.

From AED 1,594,000

That is a one-bedroom in Ghadeer at 889 sq ft. Every cluster runs a 75/25 plan — 75% before handover and 25% across the twelve months after it — and ownership is freehold to all nationalities. We sell at zero commission.

Why this project

Four clusters, compared properly
Ghadeer, Mahra, Roudah and Dana priced side by side on all three unit types, with the price per square foot at each entry point.
Three payment plans, not one
The clusters do not share a schedule. What you pay in the first month, and what falls at handover, changes with the one you pick.
A quarter paid after you hold the keys
A quarter of the price falls in three steps across the year after completion, identical in every cluster.
The first-floor homes are the value
Deep private terraces sold at about AED 555 per extra square foot, a fraction of the rate the rest of the building sells at.
Buy the aspect, not the floor
The climb runs about AED 7,000 a floor. The view label moves the price more than the height does.
A district that already works
Al Wasl Plaza, Terra, the exhibition centre and an operating metro link, with Expo City staying on as the operator rather than selling and leaving.

Expo Valley Views Location

Expo Valley Views sits in Expo Valley, inside Expo City Dubai. The buildings wrap around courtyards on the eastern side of the valley, beside the green belt and the horse trail. Al Wasl Plaza, Terra and the Dubai Exhibition Centre stand around them.

Expo City is on the Dubai Metro, so residents have a rail link from day one. Registration in Dubai is 4% of the price plus the Oqood fee.
