Aldar Projects in Dubai and Abu Dhabi

Fourteen projects. Two emirates. Every one verified, with the price, the sizes, the dated payment schedule and the handover on each. One thing to know before the table: Aldar does not run one payment plan. It sets a schedule per project, and the deposit runs from five per cent to fifteen.

Five in Dubai, nine in Abu Dhabi. Every figure is from Aldar's own price list, floor plans and payment schedule for that project, and each project page carries the dated table in full.

Aldar, the company

Aldar is a government developer, listed on the Abu Dhabi Securities Exchange. H.E. Mohamed Khalifa Al Mubarak is Chairman and Talal Al Dhiyebi is Group Chief Executive. It built Yas Island and Saadiyat Island, and it now builds in Dubai as well.

Eleven new UAE projects launched in 2025, and AED 66 billion of development contracts awarded across the UAE that year.

It runs the communities it builds

This is the part that matters after handover. Aldar Education operates 27 schools with 36,000 students, and it is the same company bringing King's College School Wimbledon to Fahid Island for the 2028 to 2029 academic year.

Aldar Estates manages 155,000 residential units and more than 2.2 million square metres of commercial space. So the developer, the school operator and the property manager are one group.

On sustainability

Aldar's Dow Jones Sustainability Index score rose from 61 to 67, first regionally and in the top ten per cent globally for its industry. UAE nationals make up 44.5% of the group.

In Dubai

Two communities, each with apartments and villas: Athlon in Dubailand, built around sport, and The Wilds beside Al Barari, built around parkland. Both sit on our Dubai off-plan hub.

Greenwoods, Aldar's next Dubai master community, is at Dubai Silicon Oasis.

Planted terraces stepping down the buildings at The Wilds Residences.

One, two and three bedroom apartments inside a community grown around streams, groves and trails, on five per cent down. The plan is 50/50. Half the price waits for the keys.

Buy it if you want the lowest entry in the Aldar range and parkland that was planted before the buildings went up.

Rise by Athlon towers and low-rise buildings seen across the Athlon community from the air.

Magenta, the last of eight buildings at Rise, inside a community built around sport. 190 apartments, forty amenities on site, a cycling loop, and the largest apartment in the Aldar apartment range, a three bedroom with a full terrace.

Buy it if the community is the reason you are buying, and courts and a track are what you want at the door.

Six-bedroom Premium villa at Athlon with its pool and terrace at dusk.

The Premium five and six bedroom villas at Athlon: five bedrooms of 6,272 sq ft and six bedrooms to 9,207 sq ft, with the earliest handover on this page. The plan is 40/60. On the entry villa that leaves AED 8,149,668 with you until the home is yours.

Buy it if you want a large villa on a schedule that holds most of the money back, and the soonest keys.

Greenwoods is Aldar's next master community in Dubai, built with Dubai Holding at Dubai Silicon Oasis. It will hold apartments, townhouses and villas on about 4 million sqm of land.

That land is more than half the size of Dubai Silicon Oasis itself, which covers 7 sq km.

An Ultra Lux Villa and its pool set into the landscape at The Wilds by Aldar.

Six villas, the top tier at The Wilds: five bedrooms from 15,183 sq ft and six from 19,420. The community carries 400,000 square metres of parks and gardens, eco-corridors between the houses and the parkland, and a bee conservation sanctuary. The plan is 50/50 across four payments.

Buy it if you want the size, the parkland and a schedule that keeps half your money working.

Rise and The Wilds Residences are the two Aldar apartment entries in Dubai, and we set them side by side in Rise by Athlon vs The Wilds Residences.

In Abu Dhabi

Two phases of a family neighbourhood between the two cities, three projects on Aldar's new island, and two addresses on Saadiyat, one at the marina and one inside the Cultural District, and a villa community on the canal at Yas Island. All eight sit on our Abu Dhabi off-plan hub.

Townhouses on a residential street at Al Ghadeer Gardens by Aldar.

352 townhouses and villas: two and three bedroom townhouses, and four bedroom villas from AED 3,280,000, on five per cent down and 55/45. Al Ghadeer British School is inside the neighbourhood, Aldar runs it, and the streets are pedestrianised. The school walk is the spine of the place.

Buy it if you have children and want them walking to school, on the lowest villa entry in the range. The community is set out in our Al Ghadeer area guide.

A townhouse at Al Ghadeer Parks, with its shaded terrace and private garden.

The next phase of Al Ghadeer: 453 townhouses and villas across two phases, two and three bedroom townhouses and four bedroom villas, on five per cent down and 55/45, handover Q2 2031. Sixteen minutes from Al Maktoum International, inside the Seih Al Sedeirah masterplan where the two cities are growing toward each other.

Buy it if you want the corridor between Abu Dhabi and Dubai, and the school walk, on the longest runway in the range. The community is set out in our Al Ghadeer area guide.

A marina address on Saadiyat, villas to branded residences. The first release is Talay and Talay Beach, on sale from 23 September 2026. Each release gets its own page.

Buy it if Saadiyat is the address you want and a marina is the reason.

Talay at Marsa Al Saadiyat from the air, with a green corridor running between the villas towards the Abu Dhabi skyline.

The first homes at Marsa Al Saadiyat: 351 standalone villas in two gated communities, handing over from Q4 2029. Four, five and six bedrooms from AED 13,500,000, on five per cent down and 50/50. Sales open on 23 September 2026.

Buy it if you want a standalone villa with a garden on Saadiyat Island. We put it head to head with Wadeem Gardens.

Sei Saadiyat by Aldar seen from above at dusk, with Saadiyat Cultural District behind.

Four towers inside Saadiyat Cultural District, 513 homes, on five per cent down and 50/50 to Q4 2030. The Abrahamic Family House is a kilometre away and the Louvre under two. Jacobs drew the buildings and the landscape as one idea, Kettle Collective did the interiors in stone, timber and cool metal, and the Kanso Loft is a two bedroom home across two floors.

Buy it if the Cultural District is the address and you want the lightest deposit on Saadiyat.

Waterfront villas with private pools along the canal at Yas Riva Reserve, with a boat passing

Yas Riva Reserve is a gated community of 292 villas on the canal at the edge of Yas Island, built by Aldar. Villas have four to six bedrooms, and handover is Q3 2030.

On every villa, Aldar waives the buyer’s 2% registration fee and five years of service charge. The plan is 50/50, with 5% on booking.

Fahid Island: three projects and an island

Aldar unveiled Fahid Island on 2 June 2025, between Saadiyat and Yas, with a gross development value above AED 40 billion. King's College School Wimbledon opens there in September 2028, and the whole island is set out in our Fahid Island guide.

The Beach House Fahid from above, its eleven towers on the podium with the beach and the mangroves beyond.

862 homes across eleven towers, beside 930 metres of beach. Two and three bedroom homes available now. The podium homes carry private gardens and are the largest of their type in the building, a two bedroom reaching 2,520 sq ft where the same home above it runs about 1,600.

Fahid Beach Residences on the shoreline of Fahid Island, seen from the water at dusk.

464 homes across seven buildings of 65, drawn by Koichi Takada. Two bedroom apartments and duplexes available now. Aldar grades every home by water, full water view, partial water view, district view, and the duplexes are within a few square feet of each other across all seven buildings.

A terrace at Fahid Beach Terraces looking along the beach, with the curved towers behind.

501 homes across six towers, also by Takada. Two and three bedroom homes available now. The name is the product. Podium homes carry terraces and are the largest in the building, every three bedroom available is one, and a wellness concierge programme runs alongside the Clubhouse.

How to choose

Start with the deposit

Five per cent and fifteen per cent are different commitments on the same day.

Then the handover

Aldar's dates on this page run from September 2028 to the end of 2030. Two years apart is two years of waiting for the keys and two years of holding cost.

Then the emirate

Registration is 2% of the price in Abu Dhabi against 4% in Dubai. On a AED 4,000,000 home that is AED 80,000 either side.

Then the community

Athlon is built around sport. The Wilds is built around parkland. Al Ghadeer is built around a school. Fahid Island is built around wellness and the water. Read the community before the floor plan. With Aldar it is usually the thing that decides whether you stay.
