About This Project
Berkeley Tower is a 60-storey Grade A office tower by Ellington Properties, on Sheikh Zayed Road beside Business Bay Metro Station. It holds 109 offices across 579,681 sq ft of sellable space, an average of 5,318 sq ft per office. Offices run from 1,132 sq ft suites to a 22,191 sq ft triplex, priced between AED 4,300 and AED 5,000 per sq ft. The plan is 70% before handover and 30% on completion. We sell these at zero commission.
An average office of 5,318 sq ft

Berkeley Tower divides 579,681 sq ft of sellable space into 109 offices. That puts the average office at 5,318 sq ft. The smallest suites are 1,132 sq ft, on floors with eight offices each. Levels 54 to 58 hold two offices in all: a duplex on levels 54 and 55 and a triplex on levels 56 to 58.
Twelve double-deck passenger lifts serve the 109 offices, under a destination-control system that groups people by the floor they want. Each lift has two decks. Security gates in the main lobby connect to a smart access system.
A façade shaped like fabric
Ellington drew the tower from the idea of fabric in motion. The façade is gathered and pleated as it rises, with terraces cut into it at intervals. Planting fills them. Several office types carry their own outdoor space: a Type A office of 2,861 sq ft includes a 328 sq ft terrace.

Arrival and parking
The tower opens onto a landscaped drop-off with a valet desk. The main lobby covers 4,015 sq ft, finished in large-format polished porcelain and warm timber, with a double-height reception wall in textured glass. A mezzanine above it holds a coffee bar and lounge.
Parking runs across six basements, the ground floor, 12 automated bays and the roof. A robotic system stores and returns cars, and drivers collect them from a car collection lounge on the ground floor. A delivery and driver lounge sits beside the service lift, and the car park adds EV charging points and racks for bicycles.

Amenity floors
Four amenity floors sit between the lower and upper office zones, from level 32 to level 35.
| Level | What is there |
|---|---|
| 32 | Co-working area, focus pods, the work lounge, a social hub and a rest and recharge room |
| 33 | The clubhouse, a vinyl lounge, billiards, air hockey, a gaming lounge, an outdoor terrace and the drone delivery port |
| 34 | A fitness studio, boxing area, Pilates studio, spinning studio, mind and body studio, and male and female wellness rooms |
| 35 | Male and female prayer rooms with ablution areas |

A roof prepared for air taxis
The roof is prepared for a future air-taxi vertiport. The drone delivery platform on level 33 is built into the structure for deliveries by air as that service develops.
