The name and the land

Three things drive the case. First, the name. Emaar is the most in-demand developer in both the primary and resale markets, and it consistently overdelivers; that demand is what you are buying alongside the villa. Second, the space equation. The Heights gives you a big house and an even bigger plot — plots exceed the built-up area on every single type, and plot size is one of the main keys to capital gain: larger plots consistently outperform on resale. Very few Dubai communities at this price offer that ratio. Third, the layouts: every bedroom is en-suite, across all three villa types.

The tough point — the 80/20 plan

This is Emaar's standard 80/20 — 80% paid over four years to handover, with 20% on handover, and only the handover portion available to finance. There is no soft entry here: on the AED 6.76M three-bedroom, you will pay around AED 5.4M before you receive keys. If the schedule is too tough, other communities may suit you better, and we will say so and show you the alternatives. If you can manage it, this is your best pick in the mid-sized villa bracket by far.

The Heights sits between two of Dubai's most important arteries — Emirates Road (E611) and Al Yalayis Road — in the emirate's southern growth corridor, near the communities defining Dubai's next decade: Grand Polo, The Oasis, Expo Living and Emaar South. Being on two major roads means the coast is a straight drive: Palm Jumeirah, Palm Jebel Ali and Dubai Marina are all directly reachable without crossing the city.

The near anchors are the ones that matter daily. Expo City Dubai and Al Maktoum International Airport are each 10 minutes away — relevant not just for travel, but because Dubai's economic centre of gravity is shifting toward exactly this quadrant.
