The hotel runs the building. Dorchester Collection opened the Dorchester in London in 1931 and today runs ten hotels, in Paris, Milan, Rome, Los Angeles and Dubai. At ORLA that means a residence concierge available around the clock, doorman and porter service, a personal valet and floristry, with the building's amenities run by the same operator.

One form, three towers

Foster + Partners drew three staggered towers linked into a single form. They were set to channel the cooling breezes through the site and to give residents both the sunrise and the sunset. From the tip of the crescent the plot looks across 270 degrees of water and skyline.

Arrival is a choice

Each residence can be reached by a direct lift that opens into the home, so you step out of the lift and into your own hallway. Or a front door lets guests arrive the conventional way. Both are built in.

Inside the homes

Floor-to-ceiling windows, double-height spaces up to 6.5 metres and large landscaped terraces. The larger residences carry private pools on their terraces, and every home is delivered furnished.

The beach club runs across 150 metres of Palm Jumeirah beach, for residents only, with an infinity pool, cabanas and indoor and outdoor dining along it.

From AED 57.23M

Four bedroom residences from AED 57,230,250. Five per cent on reservation, twenty per cent on the sale and purchase agreement, fifteen and ten per cent over the following six months, and fifty per cent on completion in Q4 2026. Registration is 4% to the Dubai Land Department plus AED 1,020 in fees, ownership is freehold to all nationalities, and we sell at zero commission.

The Sky Palaces

Three residences at the top of the building, with 360-degree views at its 60 metre height limit. Each has its own drop-off, its own lobby, its own lift and a lifestyle coordinator's office.

The Mansion

Drawn by SAOTA on the sand. A pool veranda steps onto its own garden and the beach, and the lower ground floor holds a recreation room, a private spa, a bowling alley and a ten-car garage.
