The two façades
Contemporary Arabic: mashrabiya, shade and enclosure, with screened light and a cooler room behind the opening. Modernist: line, glass and horizontal mass, with a longer sightline and a brighter interior. Both are offered on every size.
The financingADIB finances up to 75% of the price on Modon off-plan homes, from construction through to handover, subject to the bank's approval. Modon and ADIB introduced it in July 2026 as the first arrangement of its kind in Abu Dhabi.

Wadeem Gardens is a Modon community of four, five and six-bedroom villas on Hudayriyat Island, in three gated clusters. Every villa comes with a choice of two façades, Contemporary Arabic or Modernist. Four bedrooms start at AED 8,700,000, and ADIB can finance up to 75% on handover, subject to approval. Two façades on every villa
The Contemporary Arabic front uses mashrabiya screens, deep openings and shaded rooms behind them. The Modernist front uses long lines, wide glass and a brighter interior. Both come on the same plot sizes and bedroom counts, and the buyer chooses.
Varied layouts underneath
Modon varies the floor plans within each villa size, so two six-bedroom neighbours can have different layouts. The community is split into three gated clusters, each with its own character.
The plot carries a garden
Every plot is larger than the house on it. A four-bedroom villa has 4,628 sq ft of house on a 5,726 sq ft plot, and a six-bedroom 6,361 sq ft on 7,750 sq ft.
The island around it is already open. Surf Abu Dhabi, the Velodrome and the High Performance Centre are running, along with a cycling and running network and open beaches.

What comes next around the villas
Hudayriyat's next phase brings a 2.3 kilometre climate-controlled spine serving 35,000 residents. Along it sit an arena, six clubhouses, an office park and healthcare centres. A waterfront promenade, retail and dining, two international schools and cinemas complete the plan.

A four bedroom villa is about 4,628 sq ft of house on a 5,726 sq ft plot, and the gap holds across all three sizes rather than thinning as the house grows.
Three gated clusters
Not one gate and one long run of identical driveways. Three, each closed, each with its own character, and layouts vary within each size so two neighbours at six bedrooms live in two different houses.
The island is already built
Surf Abu Dhabi, the Velodrome and the High Performance Centre are open, with a cycling and running network and open beaches. A family can drive through the tunnel this weekend and stand on the plot.
A quarter across four years, three quarters financed
Five per cent opens the villa and four instalments of five per cent follow over the build. ADIB finances up to 75% of the price at handover under Abu Dhabi's first off-plan home financing arrangement, subject to the bank's approval.
