Wadeem Gardens starts a step earlier than a plot number and a plan. Every villa here comes as Contemporary Arabic or Modernist. Same plot sizes, same bedroom counts, two different buildings. One reads as mashrabiya, shade and enclosure. The other reads as line, glass and horizontal mass. A street of these is not a street of one house repeated.

The choice is not cosmetic

A Contemporary Arabic front gives you depth at the opening, screened light, and a cooler room behind it. A Modernist front gives you glass, a longer sightline and a brighter interior. They are two answers to the same climate, and Modon lets the buyer pick which one they want to live inside.

Varied layouts underneath

Modon set the range so that homes on the same plot size do not carry the same plan. Two neighbours at six bedrooms can live in two different houses. The community is three gated clusters, each closed, each with its own character, which gives a street here a scale you recognise from the car.

The plot carries a garden

A four bedroom villa is about 4,628 sq ft of house on a 5,726 sq ft plot. The gap holds across all three sizes rather than thinning as the house grows, which is the difference between a garden and a setback.

Then the island does the rest. Hudayriyat is already built. Surf Abu Dhabi, the Velodrome and the High Performance Centre are open, along with a cycling and running network and open beaches. A family can drive through the tunnel this weekend, surf, ride the track, sit on a beach, and then stand on the plot. What they are being asked to imagine is the house. Everything around it is already there to walk through.

This is how we read Wadeem Gardens for our own clients — including who should walk away.

Our view is that the payment structure is the strongest thing on this page. You pay a quarter of the price across four years, and the other three quarters land once, at handover. Modon and ADIB built a financing route for that instalment, so the question to answer early is whether you qualify for it.

Answer the financing early and the plan is light

Five per cent opens the villa. The next four instalments are five per cent each, spread across the build. That is the whole of your own cash across more than three years, with the balance carried by the bank at handover, subject to its approval.

The island is the reason to hold it

The sport and leisure infrastructure was built first and the homes came after, the same order that made Saadiyat work. An island with its anchor already open is not an island waiting for one.

Buy here if you want to choose the house, not just the plot. Two façades and varied layouts on every size.

Buy here if the front end has to stay light. A quarter of the price over four years, and a named bank for the rest.

Buy here for the six bedroom if a family needs the room. The step from five to six buys about 870 sq ft of house on a plot about 970 sq ft larger.

Buy here if the island is the point. Surf, the track and the beaches are open now, and the schools, the clinics and the spine follow.

Who is it not for?

You need to be able to wait until Q2 2031. This is a long hold with a light front end, and it suits a buyer building a position rather than one looking for a quick exit. A buyer who wants an apartment and a lift wants a different address.

The 75% at handover rests on the bank's approval, so a buyer who cannot finance it needs the balance in hand by 2031.
