351 villas in two gated communities, the first homes at Marsa Al Saadiyat. Four, five and six bedrooms over two floors, in a choice of two interior palettes.
Villas in three gated clusters on Hudayriyat Island, each size offered with a Contemporary Arabic or a Modernist façade. Four, five and six bedrooms.
Answer first
Which one fits you?
Three things decide this. Both sell four, five and six bedroom villas in gated communities, and both are freehold.
The short version
What actually separates them
Side by side
Every figure that matters
Every figure below is the one published on our own project page for each community, verified on 18 September 2026.
Price and cash
What the plans ask in money
The two plans split the price at different points. Put each under its four bedroom entry price and the difference shows before the keys.
Registration falls with the booking and sits outside the bars: 2% to ADREC plus the AED 450 DARI fee on both. That is AED 270,450 at Talay and AED 174,450 at Wadeem Gardens on these villas. No commission through NARVA on either.
At six bedrooms the two handover payments meet. Half of Talay’s AED 17,200,000 is AED 8,600,000, and three quarters of Wadeem Gardens’ AED 11,600,000 is AED 8,700,000. Before handover the same villas ask AED 8,600,000 at Talay and AED 2,900,000 at Wadeem Gardens.
Talay asks half the price across the build and half on handover. Wadeem Gardens asks a quarter across the build and three quarters on handover, which ADIB can finance subject to the bank’s approval.
The homes
What each community sells
Prices and sizes as published on each project page. Talay’s plots are averages.
Talay builds the larger villa on the larger plot at every bedroom count: 502 sqm against 430 at four bedrooms, and 630 sqm against 591 at six.
Payment plans
Two plans, two shares
Talay takes half the price across seven payments to June 2029. Wadeem Gardens takes a quarter across five payments to month 48, and three quarters on handover.
Both open with five per cent. Talay’s instalments rise to ten per cent from August 2028, and Wadeem Gardens keeps every instalment at five per cent. ADIB finances up to 75% of the price on Modon off-plan homes, subject to the bank’s approval.
Talay’s last instalment falls on 1 June 2029, ahead of handover. Wadeem Gardens’ last instalment falls at month 48, and the balance on handover in Q2 2031.
Location
Two islands off the Abu Dhabi coast
Talay is in Marsa Al Saadiyat, the final district of Saadiyat Island. Wadeem Gardens is on Hudayriyat Island, reached through the Hudayriyat tunnel.
Saadiyat carries the museums, the marina district and a rail station. Hudayriyat carries a surf park, a velodrome and a cycling network, open now. Both are freehold to all nationalities.
Around the villas
What each district is building
A 350-berth marina of 177,000 square metres, with a one-kilometre promenade of restaurants, retail and a yacht club, and two luxury hotels on the same stretch. A Central Park and 73.8 hectares of green space, 46 km of cycling track, three schools, six nurseries and two clinics, for more than 58,000 residents. Inside Talay’s gates: a community pool and a kids’ pool, a gym, an outdoor majlis pavilion, an aflaj water feature and a pet park.
A 2.3 kilometre climate-controlled spine serving 35,000 residents. An arena, six clubhouses, an office park and healthcare centres. A waterfront promenade, retail and dining, two international schools and cinemas. Surf Abu Dhabi, the Velodrome and the High Performance Centre are already open on the island.
Marsa Al Saadiyat is planned for more than 58,000 residents. The spine at Wadeem serves 35,000.
Who is behind them
