Layouts & Specifications
Entry prices, not averages. Every figure in the table is the entry point for that typology, and the price per square foot is derived from the confirmed price and the confirmed gross saleable area. Numbers published elsewhere for the same home are sometimes community averages rather than starting prices, which is why quoted figures differ between listings.
What each typology contains. Townhomes carry an office or studio, family living and dining, a back-of-house kitchen, staff bedroom and covered parking, with the four-bedroom adding a ground-floor guest bedroom and first-floor terrace. Golf Homes introduce the show and service kitchen pairing and a ground-floor guest suite. Range Villas add a Majlis, a double-height volume, a private pool and separate maid’s, driver’s and security rooms. Fairway Villas add a lift, a pergola and a penthouse game room. Golf Mansions carry a full basement wellness level — gym, spa, massage room and office — with a lift serving all four floors.
What is not yet published. Plot sizes per typology and the service charge have not been released by Modon, so we do not quote them; figures circulating elsewhere are unverified. Two further typologies — Par 3 Villas at 235 sq m and Par 4 Villas at 327 sq m — sit outside the six above, with release status and pricing still to be confirmed. More than 1,700 residences were reported sold within days of the July 2026 launch, so ask us to confirm the live release sheet before you act.
About This Project
Hudayriyat Golf Estates is Modon’s golf-led precinct on Hudayriyat Island, a residential community built around a 95-hectare, 18-hole championship course with a 2.3 km green spine threading through it. The architecture is Andalusian — white render, deep-set windows, tiled roofs, arched entries and courtyards — set alongside sweeping fairways and a serene water channel.
The course is the anchor, designed by Lobb + Partners, a practice with more than 30 years of work on award-winning golf destinations worldwide. Around it sit a country clubhouse, a golf academy, a wellness centre and spa, multi-sports courts, dining and retail, community retail, a private school, coworking spaces, cycling trails and parks. The master plan also sets aside an equestrian centre and Biotopia adjoining the precinct.
Townhomes
Three and four bedrooms over ground and first floors, 2,196 to 2,551 sq ft, with covered parking, private outdoor living and landscaped frontage.
Homes & villas
Four-bedroom Golf Homes at 4,004 sq ft with show and service kitchens, and five-bedroom Range Villas at 5,888 sq ft adding a Majlis, double-height volume and private pool.
Six-bedroom tiers
Fairway Villas at 9,795 sq ft over three levels with a lift and penthouse game room, and Golf Mansions at 12,378 sq ft across four, with a basement wellness floor.
The wider island matters as much as the precinct. Hudayriyat already holds Surf Abu Dhabi, the Velodrome and the High Performance Centre, alongside a cycling and running network and open beaches — infrastructure that exists today rather than on a plan.
Prices run from a three-bedroom townhome to a six-bedroom Golf Mansion, on a 40/60 payment plan with handover in 2030. Ownership is freehold to all nationalities, and Abu Dhabi’s registration fee is 2% of the purchase price rather than Dubai’s 4%.
Already built on the island
Surf Abu Dhabi is open and operating, the Velodrome is an Olympic-standard air-conditioned cycling arena, and the island carries purpose-built running and cycling tracks, football pitches, mountain-bike trails, climbing walls and a skate park. Several licensed restaurants already trade there.
Still to come
The golf course, country clubhouse, golf academy and private school are all to be delivered. What exists on Hudayriyat today is the sports and beach infrastructure, not the golf community — that arrives with handover in 2030.
Our Honest Take
No listing-site gloss. This is how we read Hudayriyat Golf Estates for our own clients — including who should walk away.
Our view is that the pricing structure here is more interesting than the headline, and that the community’s strongest argument is one almost nobody is making.
The three-bedroom townhome runs about AED 1,935 per sq ft, the four-bedroom townhome about 1,940, the Golf Home about 1,836 — and the five-bedroom Range Villa is the cheapest home in the community per square foot, at roughly AED 1,724. Then it jumps: the Fairway Villa is about 2,711 and the Golf Mansion about 2,872. That 57% step between the Range and Fairway tiers is the single most important pricing fact about this project. The Range Villa is where the value sits; the two six-bedroom tiers are priced as trophy assets and should be bought as such.
Between 2021 and 2024, Dubai sold 212,000 off-plan homes against Abu Dhabi’s 22,000. In 2025 to July, Dubai sold 66,029 against Abu Dhabi’s 4,307 — roughly fifteen times more. Meanwhile Abu Dhabi’s population grew by 288,840 in the 2024 census, faster in percentage terms than Dubai’s. For every off-plan unit sold, Abu Dhabi added around 27 new residents; Dubai added about 1.5. That gap between what is being built and who is arriving explains why Abu Dhabi villa values rose across the board over the last twelve months — Hidd Al Saadiyat up 17.5%, Al Reem 15.4%, Saadiyat 13.6%, Yas 6.8%.
The payment structure genuinely favours the buyer. You commit 40% across four years and 60% at handover, and under Abu Dhabi’s 2024 off-plan regulations payments are tied to construction progress rather than a fixed calendar. Compare that with the 80/20 plans the large Dubai developers now impose. The 2% registration fee, against Dubai’s 4%, saves roughly AED 203,000 on a AED 10.15M Range Villa.
Now the honest part. Hudayriyat is reached by causeway, and this precinct adds well over a thousand homes to an island that also draws visitors to Surf Abu Dhabi and the Velodrome. Access at peak times is a fair question to ask, and tunnels to the financial district have been discussed but not confirmed. Handover is 2030, so this is a four-year hold before you can use or let the home. And the golf course, clubhouse, school and academy are all still to be built.
Anyone who needs income before 2030. Anyone who wants a completed golf community now. And anyone who cannot comfortably fund the 60% due at handover — that is the largest single payment in any plan on our books. For a buyer who can hold, the Range Villa at these terms is one of the better-value villa entries in the capital.

Hudayriyat Golf Estates sits within Hudayriyat West, on an island just off Abu Dhabi’s coast, reached by causeway from the mainland. The precinct occupies the golf-course side of the island, with the Sports Village, Surf Abu Dhabi, the Velodrome and the Olympia Resort immediately to its west, and beaches, schools, a clinic and retail set within the wider master plan.
What separates Hudayriyat from most new addresses is that a great deal of it already exists. Surf Abu Dhabi is open and operating. The Velodrome is an Olympic-standard, air-conditioned cycling arena. The island carries purpose-built running and cycling tracks, football pitches, mountain-bike trails, climbing walls and a skate park, and several licensed restaurants are already trading. For a buyer weighing a four-year build, the fact that the island’s lifestyle is already running matters.
The mainland is close in distance, but the causeway shapes the drive. Abu Dhabi Global Market is 29 minutes away, Louvre Abu Dhabi 31, Zayed International Airport 33 and the Disneyland Abu Dhabi site 37. Times quoted for this community vary widely elsewhere — by as much as two and a half times for the same destination — so treat any figure with caution, and drive the route at your intended commute hour before you commit.
