Each price in the table is the entry price for that home type.
Townhomes have an office or studio, family living and dining, a back-of-house kitchen, a staff bedroom and covered parking. The four-bedroom adds a ground-floor guest bedroom and a first-floor terrace. Golf Homes add a show kitchen and a service kitchen, with a guest suite on the ground floor.
Range Villas add a majlis, a double-height living space, a private pool and separate rooms for a maid, a driver and security. Fairway Villas add a lift, a pergola and a penthouse game room. Golf Mansions have a basement wellness level with a gym, spa, massage room and office, and a lift serves all four floors.
Two further types sit outside the table: Par 3 Villas of 235 sq m and Par 4 Villas of 327 sq m.
Hudayriyat Golf Estates is Modon's golf community on Hudayriyat Island, built around a 95-hectare, 18-hole championship course. A 2.3 km green spine runs through it. The architecture is Andalusian, with white render, deep-set windows, tiled roofs, arched entries and courtyards beside the fairways and a water channel.
Lobb + Partners, a practice with more than 30 years of golf course design, designed the course. Around it sit a country clubhouse, a golf academy, a wellness centre and spa, multi-sports courts, dining and retail, a private school, coworking spaces, cycling trails and parks. The master plan also sets aside an equestrian centre and Biotopia next to the community. We sell these at zero commission.
Three and four bedrooms over ground and first floors, 2,196 to 2,551 sq ft, with covered parking, private outdoor living and landscaped frontage.
Four-bedroom Golf Homes of 4,004 sq ft with show and service kitchens. Five-bedroom Range Villas of 5,888 sq ft add a majlis, a double-height living space and a private pool.

The plan is 40/60 with handover in 2030, and ownership is freehold for all nationalities.
Surf Abu Dhabi is open, and the Velodrome is an Olympic-standard, air-conditioned cycling arena. The island has purpose-built running and cycling tracks, football pitches, mountain-bike trails, climbing walls and a skate park, and several licensed restaurants.
Hudayriyat Golf Estates sits in Hudayriyat West, on an island off Abu Dhabi's coast reached by causeway. The community takes the golf-course side of the island. The Sports Village, Surf Abu Dhabi, the Velodrome and the Olympia Resort sit to its west, with beaches, schools, a clinic and retail in the wider master plan.

Modon is the developer behind Hudayriyat Island. It built the island's sports and leisure infrastructure, including Surf Abu Dhabi and the Velodrome, and its earlier island communities include Nawayef and Bashayer.
Hudayriyat Golf Estates launched in July 2026 as the island's golf community. Modon's other villa community on the island is Wadeem Gardens, in three gated clusters with a choice of two façades.
Prices start at AED 4.25M for a three-bedroom Golf Townhome of 204 sq m. Four-bedroom townhomes start at AED 4.95M, Golf Homes at AED 7.35M, Range Villas at AED 10.15M, Fairway Villas at AED 26.55M and Golf Mansions at AED 35.55M. These are entry prices for each typology.
40/60. You pay 5% on reservation, then 5% every six months from March 2027 to March 2030, and 60% on handover. Registration in Abu Dhabi is 2% plus AED 450.
Handover is scheduled for 2030, and the last construction instalment falls in March 2030. Each buyer's contracted date is written into their SPA.

The drive is 29 minutes to ADGM, 31 to Louvre Abu Dhabi, 33 to Zayed International Airport and 37 to the Disneyland Abu Dhabi site. Surf Abu Dhabi, the Velodrome and the Sports Village are minutes away on the island itself.
Yes. The community is sold freehold to buyers of all nationalities, who own the home and its plot. Purchases are registered with Abu Dhabi's real estate authority, and buyer payments are held in a regulated escrow account.
A property purchase of AED 2M or more can qualify a buyer for the 10-year Golden Visa, and every home at Hudayriyat Golf Estates is above that threshold. Off-plan purchases qualify subject to the rules on payment and registration status.
