Fahid Island — Abu Dhabi's Coastal Wellness Island
Aldar's 2.7 million square metre island between Saadiyat and Yas, unveiled in June 2025 with a gross development value above AED 40 billion.

The island in numbers
Fahid Island sits between Saadiyat Island and Yas Island, on the Abu Dhabi coast. Aldar unveiled the masterplan on 2 June 2025. Two rules are written into the plan, and they decide what living here feels like: no part of the island is more than a five-minute walk from the water, and no home is more than 250 metres from a park or green area. Everything else on this page follows from those two lines.

The beaches run down one side of the island and mangrove forests run down the other. Thirty per cent of the masterplan is natural space, and the developer is Aldar, a government developer. Every home is freehold to all nationalities.

The twelve zones
The masterplan is drawn as twelve named zones. Read the list and the island reads back: a school and a clinic, a mall and a heritage park, a marina and a beach club, a resort and an event plaza, a retail boulevard and a promenade, and a park that wraps the whole thing.

Six of the twelve appear only in Aldar's own masterplan legend: Flora Mall, Heritage Park, the Event Plaza, The Palmerie, the Wellness Clinic and the Marina.

The Berm Park is the spine
A ten-kilometre landscaped Berm Park encircles the island. It does two jobs: a natural visual and acoustic buffer, and the island's wellness and fitness corridor.

Running tracks and three cycling routes, one family-friendly, one for fast lanes and one for mountain biking, connecting into Abu Dhabi's cycle loop. Water stations, shaded rest areas and fitness nodes sit along it for athletes at every level.

Pedestrian bridges link the two sides of the island, and the streetscape is drawn to put walkers first, with a shading strategy built for outdoor comfort.
The water
The water is the point, and it is used.

A two-kilometre waterfront promenade runs as the island's social hub, with retail, dining and art along it. A place to walk, stop and sit.

Kite surfing, paddle boarding, volleyball and illuminated night swimming all run from the beach, with a Beach Club and Watersports Hub on the island.

On the other side of the island, a three-kilometre Mangrove Boardwalk carries you into the mangrove forest.

The island's boutique retail boulevard: concept stores, art galleries, a ballet school and cafés, set among street furniture and public artworks. It is the shopping street, and it is close enough to every launched project that all three name it.
The school
King's College School Wimbledon is coming to Fahid Island, and it is the first in the region. Aldar Education announced the partnership on 9 June 2025, and the campus opens in September 2028, subject to ADEK and regulatory approvals.

It is the first stage of Aldar's education plan for the island. Further phases will bring more institutions.
Certified, not just marketedFahid Island is the world's first Fitwel certified island, at a 3-Star Rating. It holds LEED for Cities and Communities at Platinum level, pre-certified, and an Estidama 3 Pearl Community Rating. The buildings carry their own targets on top: LEED Gold, Estidama 3 Pearl for Buildings and a Fitwel 2-Star Rating. Aldar puts the island at 13% lower emissions than comparable communities.
Getting there
The entertainment island on one side, the culture island on the other, and the airport behind both.

Yas Island's theme parks, Saadiyat's Cultural District and the airport are each under fifteen minutes away. Both neighbouring islands are Aldar's, and both are finished and working.

Who is building it

A government developer and one of the largest in the UAE. It built Yas Island and Saadiyat Island, the two islands Fahid sits between, and its other Abu Dhabi releases we cover are Marsa Al Saadiyat and Al Ghadeer Gardens.
The Japanese architects Kengo Kuma and Koichi Takada, each with a separate residential concept on the island, ACME of London, and NAGA Architects of the UAE.
Fees and titleEvery home on Fahid Island is freehold to all nationalities. Registration in Abu Dhabi is 2% of the price plus the DARI fee, paid once. Aldar pays us, so you pay no commission.
The projects on Fahid Island
Three projects have launched. All three run a 40/60 payment plan, forty per cent before handover and sixty on the keys, and all three hand over in 2029. Together they carry 1,827 homes, against more than 6,000 planned for the island.
