Yas Riva Reserve is a gated community of 292 villas on the canal at the edge of Yas Island, built by Aldar. Villas have four to six bedrooms, and handover is Q3 2030. We sell these at zero commission.

A village on the canal
Every villa stands in a single row, set along the canal at the edge of Yas Island. The architecture is warm timber on pale render, with private pools and gardens behind each home. The 45 waterfront villas open onto the water, with pontoons at the canal's edge.
The community is gated. A walkable clubhouse and retail village sits at its centre, with parks and play areas on every side.
The clubhouse
Adult and children's swimming pools sit at the heart of the clubhouse, shaded and landscaped. Inside are an indoor fitness area, a yoga studio, a library and study lounge, an indoor games room and indoor play areas for children.
The retail village holds a café, a mini mart, a pharmacy, a laundry, a men's barber and a women's nail salon. A Jamee' mosque serves the community.
Parks, gardens and the water
A neighbourhood park anchors the community, linked by linear parks, pocket parks and a central water feature. The canal viewing deck opens onto the water, and a multipurpose lawn and meditation area sit beside it.
The hobby garden gives residents their own plot to grow herbs, vegetables, flowers and fruit trees. Jogging and cycling tracks run through the whole community.
Outdoors there are padel courts, outdoor table tennis, an outdoor fitness area, splash pads, a sand playground, a climbing zone and picnic areas.
