Answer first
Which one fits you?
Three things decide this. Both are Modon communities on Hudayriyat Island, both are gated, and both are freehold.
The short version
What actually separates them
Side by side
Every figure that matters
Every figure below is the one published on our own project page for each community, verified on 20 September 2026.
Price and cash
What the plans ask in money
The two five bedroom homes sit AED 50,000 apart. Put each under its own plan and the money moves by a great deal more than that.
Registration falls with the booking and sits outside the bars: 2% to ADREC on both, which is AED 203,000 at Golf Estates and AED 204,000 at Wadeem Gardens on these two homes, and Wadeem Gardens adds the AED 450 DARI fee. Payments at both go into a regulated escrow account. No commission through NARVA on either.
The front end and the back end mirror each other. Before handover the two five bedroom homes sit AED 1,510,000 apart. On handover they sit AED 1,560,000 apart, the other way round.
Golf Estates asks forty per cent across eight payments and sixty per cent in 2030. Wadeem Gardens asks twenty-five per cent across five and seventy-five per cent in Q2 2031, which ADIB can finance subject to the bank’s approval.
The homes
The full range at each
Prices and sizes as published on each project page. Wadeem Gardens publishes the plot with every villa.
Golf Estates runs six typologies and the widest range, from 2,196 to 12,378 sq ft. Wadeem Gardens runs one villa across 4,628 to 6,361 sq ft, and its four bedroom is the larger of the two four bedrooms here.
Payment plans
Two plans, two shares
Both open with five per cent on reservation. Golf Estates carries forty per cent across the build; Wadeem Gardens carries twenty-five.
Golf Estates spreads forty per cent across eight payments, the last in March 2030. Wadeem Gardens takes twenty-five per cent across five payments, and ADIB finances up to 75% of the price on Modon off-plan homes, subject to the bank’s approval.
Golf Estates dates its instalments to March and September each year. Wadeem Gardens counts its instalments in months from booking, and the balance falls on handover.
Location
One island, two communities
Both sit on Hudayriyat Island, reached by the Hudayriyat tunnel, where the sport and leisure came first.
Surf Abu Dhabi, the Velodrome and the High Performance Centre are open on the island, with a cycling and running network and open beaches.
Amenities
What each community is built around
A country clubhouse with a pool terrace, multi-sports and padel courts, and a private school within the community. The typologies climb with the frontage: townhomes with landscaped frontage, Golf Homes with show and service kitchens, Range Villas adding a Majlis, a double-height volume and a private pool. Fairway Villas add a lift and a penthouse game room, and the Golf Mansion adds a basement wellness floor with a gym, a spa, a massage room and an office.
Three gated clusters, each closed and each with its own character, with the district's own programme around them: a 2.3 kilometre climate-controlled spine, an arena, six clubhouses, an office park and healthcare centres, a waterfront promenade, retail and dining, two international schools and cinemas. Every villa is offered as Contemporary Arabic or Modernist, and the layouts vary within each size.
Golf Estates arranges its homes around eighteen holes and a clubhouse. Wadeem Gardens arranges its villas in three gates, with the district's amenity around them.
Who is behind them
The same developer on both sides
Modon develops Hudayriyat Island and both communities on it, and it delivered the island's sport and leisure before either went on sale.
