About This Project

Stillness here is a set of decisions, and each one is visible in the building. Jacobs arranged the four towers around landscaped courtyards rather than a single podium. The façades were shaped to catch sun and shade, so a wall reads warm in the morning and soft by evening. The architecture changes through the day without anything moving.

The materials

Kettle Collective built the interiors from stone, timber and cool metal, surfaces that take on character with age. The same design language runs from a lobby through a corridor into a kitchen, so the building never changes its mind about what it is.

The ground

The landscape is laid out as a discovery trail rather than a lawn. It winds through changing terrain and layered planting, with commissioned art placed along the way. Social spaces open onto it and shaded hideaways sit back from it. You can cross the site twice and take two different routes.

The amenities, in four states

Move: three mind and body studios for fitness, yoga and aerial yoga, an outdoor fitness area, sports courts, an outdoor yoga deck, a bike store with repair areas, an indoor kids' club and outdoor play. Restore: hot and cold baths, a spa with a sauna and treatment room, rooftop pools and social gardens, a Zen Garden with a Serenity Pool, and a specialist wellbeing clinic. Connect: co-working areas, a library and gaming lounge, cinema rooms, a café, a bakery and family dining. Breathe: the discovery trail, a pod garden, a pocket garden, a central lawn with an event stage, and a pets park.

A gym is a facility. A choice between an aerial yoga studio, a cold bath, a library and a pod garden is a day. A building can be quiet in the middle of a cultural district, and Sei makes that case with a plan rather than a photograph.

This is how we read Sei Saadiyat for our own clients — including who should walk away.

Our view is that this is the address and the design, held for the long run. Museums, universities and schools were built on this part of Saadiyat first, and the homes came after. A cultural district does not move and does not lose its anchors, and Sei sits inside it.

The island is the asset underneath

Saadiyat is one of the few Abu Dhabi markets where the land runs out before the demand does. Homes on the island sold AED 13.3 billion in the first half of 2026, and apartment values rose around 21 per cent over the year. Marsa Al Saadiyat brings the next wave of investment to the island's other side.

The schools carry as much weight as the museums

Cranleigh Abu Dhabi and Muna British Academy sit alongside ACS, Lycée Théodore Monod, NYU Abu Dhabi and Berklee, with Harrow Abu Dhabi still to come. NYU Abu Dhabi alone holds more than 2,200 students, around a fifth more than in 2021. Families who move to Saadiyat for a school tend to stay for the island.

Who is it not for?

You need to be able to wait until Q4 2030. Five per cent opens the door and half the price falls on handover, so this suits a buyer with a horizon and a plan. A buyer who wants a villa and a garden of their own wants a different Aldar address.

Off-plan lending caps at 50% of the price across the UAE, so the payment plan carries most of this purchase.
