Al Ghadeer — An Abu Dhabi Community on Dubai's Doorstep
An Abu Dhabi community on Dubai's doorstep
Al Ghadeer sits in Abu Dhabi, inside the Seih Al Sedeirah masterplan, at the point where the two cities are growing into one another. Al Maktoum International Airport is sixteen minutes away and Dubai South is next to it, with Expo City on the doorstep. Aldar, a government developer, has two releases selling here.

Inside Seih Al Sedeirah, a masterplan placed where Abu Dhabi and Dubai are expanding into one another. Sheikh Zayed Road, Sheikh Mohammed Bin Zayed Road, the E75 and Al Fayah Road all serve it, and the two airports either side put more than 265 destinations within reach of the door.
A home here is registered with the Abu Dhabi Real Estate Centre at two per cent of the price, paid once, plus an AED 450 DARI fee. On the entry townhouse that is AED 37,000.
Who owns whatFreehold to all nationalities. Aldar pays us, so you pay no commission on either release.
The community is already there
Al Ghadeer is not a drawing. The school is open, the shops are trading and the neighbours are there. The new releases are being added to a neighbourhood that already works, which means a buyer can walk the streets and watch the school run happen before signing anything.

Mornings are the school walk. The middle of the day belongs to the parks and the water. Evenings are when the walkways fill and the neighbourhood turns into somewhere you cross on foot, to the shops, to a court, to a table on someone else's terrace.

There is no city glow out here, so Aldar has laid out desert stargazing lawns to use it. You lie back on the grass and the sky does the rest.
Ask an advisor about the homes in this area.
Speak to an advisorThe school is inside the neighbourhood
Al Ghadeer British School sits at the heart of the community and is run by Aldar Education, the same group building the homes, which runs twenty-seven schools and thirty-six thousand students across the UAE.

The streets are built for people rather than cars. Shaded walkways run under planted canopies between the houses, the parks and the school gate, so children leave the house, pass the gardens they play in, and arrive. They come home the same way.

Every pathway is planned to move people, and the distance between a house and everything else is measured in minutes on foot.
What is in the community
A community centre with retail and a grocery store, and the rest of it inside walking distance.

A swimming pool, a splash pad and a water slide. A football field, a basketball court, a padel court and a multi-sports area.
Manicured parks, feature lakes, tree-lined pathways, an events lawn and a general play area. Shaded picnic lawns with BBQ pavilions, an edible garden the neighbourhood grows together, and the desert stargazing lawns.
The two releases selling now
Both are townhouses and villas, both run 55/45 with five per cent down, and both are freehold to every nationality. We sell both at zero commission.
| Release | Homes | Types | From (AED) | Plan | Handover |
|---|---|---|---|---|---|
| Al Ghadeer Gardens | 352 | 2 and 3 bed townhouses, 4 bed villas | 1,850,000 | 55/45 | Q4 2030 |
| Al Ghadeer Parks | 453 | 2 and 3 bed townhouses, 4 bed villas | 1,900,000 | 55/45 | Q2 2031 |
Price is not what separates them. The entry townhouses sit AED 50,000 apart and the four bedroom villas AED 20,000 apart. Five per cent down is AED 92,500 at one and AED 95,000 at the other. The difference in what it takes to reserve a home is AED 2,500. The handover date is the difference — two quarters, and Parks runs across two phases, each drawn separately.

Two and three bedroom townhouses and four bedroom villas. Every townhouse carries a maid's room with its own bathroom and parking for two cars, including the entry home, and a corner home wraps its garden around two sides of the house. The villas take a pool in the garden and an outdoor dining terrace beside it. The release holds Pearl 3 and Fitwel 2 Star. Prices, the homes and the plan.

Two phases, Al Ghadeer Parks 1 and Al Ghadeer Parks 2, each carrying the full range and drawn separately. Three bedroom townhouses are published from AED 2,300,000 and four bedroom villas from AED 3,300,000, with the villa offered with a pool option. Open-plan interiors extend into private gardens and shaded terraces. Prices, the phases and the plan.
What the homes hold
Townhouses over two floors with a private garden and a shaded terrace, and four bedroom villas with a garden of their own.

Two and three bedrooms. The ground floor carries the living and dining space, the kitchen, a powder room and the maid's room, with the bedrooms and their walk-in wardrobes above. At Al Ghadeer Gardens every townhouse carries a maid's room with its own bathroom and parking for two cars, including the two bedroom.
Four bedrooms over two floors. At Al Ghadeer Gardens the living and dining room measures six by five point two metres, with a separate store, a powder room off the foyer and a maid's room with its own bathroom and lobby.
InsideFull-height windows carry daylight deep into the rooms and concealed storage keeps the space itself the thing you see. The bathrooms are drawn as somewhere to slow down: spa-inspired, in porcelain tile, with the countertop and the shower wall in stone.
Two palettesLight or dark. Light finishes its metalwork in brushed nickel and dark in brushed bronze, and both run timber-look joinery and porcelain floors.

Who builds here
Aldar is a government developer and one of the largest in the UAE. It built Yas Island, Saadiyat Island and Al Reem Island, and it is building Fahid Island. Aldar Education runs Al Ghadeer British School inside the community. Every Abu Dhabi project we cover sits on our Abu Dhabi off-plan hub, and every Aldar release we sell sits on the Aldar developer page.
