Finishes
Homes are handed over furnished. Chef's kitchens are by Molteni with Gaggenau appliances, including a built-in coffee machine. Secondary kitchens come from Fabal Casa or Nolte, fitted with Miele appliances.
Bathrooms carry Gessi fittings, Agape baths and basins and Toto WCs. Principal bedrooms have wardrobes by Molteni and MisuraEmme, and lighting runs on Lutron controls with Lasvit fixtures in the main rooms.
Owners choose one of two palettes. The Light palette pairs travertine floors in the living spaces with chevron timber in the bedrooms and natural-tone fabrics. The Semi-Dark palette swaps the travertine for Calacatta and uses deeper fabrics and muted walls.
Every suite comes with its own basement storage room of 86 to 140 sq ft.

ALAIN Properties asks for 5% of the price to book a home here. Thirty-five per cent follows during construction, and the remaining 60% falls due at handover in Q4 2029. On the five-bedroom Garden Villa the booking payment is AED 3,495,000, and on the six-bedroom it is AED 5,175,000.
Why this project
A gated community on the sand
The collection is a gated community with its own access to Saadiyat Beach. It holds 56 villas, including beach mansions, and 60 suites, including penthouses and royal residences. Killa Design drew the buildings. Their façades curve along the shore in marble and burnished metal.
A Four Seasons team runs the residences
A Residences General Manager and a Director of Residences lead a dedicated Four Seasons team. Shared services include concierge, reception, valet parking, door attendants and security around the clock. The team maintains the pools, lifts, landscaping and central plant, and it runs the homeowners' association budget. Villa owners also get HVAC servicing, façade cleaning, exterior landscaping and pool care for their own home. At an owner's request, the team arranges housekeeping, in-residence dining, spa treatments at home, grocery stocking, childcare and pet care.
What residents share
Residents have a beach lounge, a residents' lounge and a poolside bar beside adult, children's and lap pools. Wellness facilities include a spa with thermal and treatment rooms, a yoga and meditation studio and a gym with a fitness studio. For sport there are padel and multi-use tennis courts with a pavilion, a putting green and a golf simulator room. Families have an indoor play room and an outdoor playground. The social rooms include a theatre, a games room, a cigar lounge and an owners' lounge. Meeting rooms, private event spaces and a pet grooming station sit alongside them.
Four Seasons Private Residences Location
The collection sits on the sand at Saadiyat Beach, and turtles swim in the waters off this shore. Saadiyat Island's cultural district holds Zayed National Museum, the Louvre Abu Dhabi and the Guggenheim Abu Dhabi.
Two private-aviation terminals, Al Bateen Executive Airport and Jetex Abu Dhabi, sit 25 minutes away. Registration in Abu Dhabi is 2% of the price, plus AED 450 to DARI. The home is freehold. Buyers of every nationality can own it outright.
