Every home in the release runs over two floors, with a garden, parking for two cars and a maid's room with its own bathroom — the entry townhouse included.
Two and three bedrooms. The ground floor carries the living and dining space, the kitchen, a powder room and the maid's room. The bedrooms and their walk-in wardrobes sit above.
A corner home wraps its garden around two sides of the house rather than one.
Four bedrooms over two floors, with a pool in the garden and an outdoor dining terrace beside it. The living and dining room measures 6 by 5.2 metres.
There is a separate store, a powder room off the foyer, and a maid's room with its own bathroom and lobby.
Full-height windows carry daylight deep into the rooms, and concealed storage keeps the space itself the thing you see.
The bathrooms are drawn as somewhere to slow down: spa-inspired, in porcelain tile, with the countertop and the shower wall in stone.

Aldar is a government developer. It built Yas Island, Saadiyat and Al Reem, and it has been building at Al Ghadeer for years. This is the new release there: townhouses and villas set around a British school children can walk to.
Al Ghadeer is already an address. The school is open, the shops are there and people live in it. What this release adds is a neighbourhood of houses inside a place that already works, so what you wait for is the home rather than the community around it.
The school run is a walk
Al Ghadeer British School sits at the heart of the neighbourhood and Aldar runs it. The streets were drawn for people rather than cars. Children leave the house, pass the gardens they play in, and arrive. They come home the same way.
What is here
A community centre with retail and a grocery store. A swimming pool, a splash pad and a water slide. A football field, a basketball court and a padel court. An events lawn, a general play area and shaded picnic lawns with BBQ pavilions. An edible garden the neighbourhood grows together, and shaded walkways with planted canopies between all of it.
Dark skies
There is no city glow out here. Aldar has laid desert stargazing lawns to use it. You lie back on the grass and the sky does the rest.
Where it sits is the other half of the case. Al Ghadeer is in Seih Sedeirah, the corridor the two cities are growing towards, close enough to reach either and far enough to be quiet.

Our view is that you are buying a childhood here, not a postcode. The school, the gardens and the shops sit inside the neighbourhood, and the streets between them were drawn for people rather than cars.
Al Ghadeer has been lived in for years. The school is open, the shops are trading and the neighbours are already there. What you are waiting for is the house, and that is a different kind of wait from one where the community arrives with it.
Five per cent books the home and the plan runs to the keys from there. That is a light way into a house with a garden, and it is why this release reaches families who would otherwise be buying an apartment.
