Marsa Al Saadiyat Prices

No prices have been published. No unit type has been released, priced or floor-planned. Aldar has said only that sales of the first homes begin in the second half of 2026. Pages quoting entry prices for this district are extrapolating from other Abu Dhabi developments.

On unit counts. Aldar has published a population figure, more than 58,000 residents, but no number of homes. At least one major outlet ran a headline reading “58,000 homes”; the body of the same article correctly said residents. Circulating unit-count estimates are not sourced to Aldar and we do not use them.

Service charges have not been set, and no handover date has been announced for any component. Ask us to put you on the release list and we will send the price list the day it is issued.

Marsa Al Saadiyat Payment Plan

No payment plan published

No payment plan has been published. Aldar has released no schedule, no reservation percentage, no construction milestones and no handover split, because no phase has gone on sale.

The search results say otherwise. One widely-ranked page states a “60/40 or 70/30 over two to four years” structure, and another states “20 to 30% at signing”. The two contradict each other, and neither is sourced to Aldar. Both are extrapolations from the developer’s other projects, set next to this project’s name.

What is confirmed about the buying process:

  • Marsa Al Saadiyat is freehold, open to all nationalities.
  • Abu Dhabi transfer costs are 2% pre-registration with the Abu Dhabi Real Estate Centre plus an AED 450 DARI fee. These are emirate fees and do not change with the project — Dubai’s 4% and Oqood charges do not apply here.
  • Off-plan purchases in Abu Dhabi are made into a registered escrow account.
  • A property purchase of AED 2 million or more qualifies the buyer for the 10-year Golden Visa.

About This Project

Marsa Al Saadiyat is the last major piece of Saadiyat Island. Aldar unveiled it on 22 July 2026, when the Crown Prince of Abu Dhabi opened a masterplan of 6.4 million square metres carrying a gross development value of AED 100 billion. It was known before that as Saadiyat Marina District; the renaming came with the launch.

The district takes eight kilometres of coastline on the island’s northern and western edges, 5.6 kilometres of it beachfront. At the centre sits a marina of 177,000 square metres, or 17.7 hectares, with capacity for 350 berths sized from sailing boats up to superyachts. Aldar calls it the largest marina in Abu Dhabi. A one-kilometre promenade of restaurants, retail and a yacht club runs alongside it, and two luxury hotels share the same stretch.

Behind the water there is more park than a waterfront district usually gets. A Central Park of 73,800 square metres anchors a network of neighbourhood parks and landscaped corridors totalling 73.8 hectares. Forty-six kilometres of cycling track and roughly 140 kilometres of walking path run through it. Three schools, two private and one public, sit inside the district alongside six nurseries and two clinics, with NYU Abu Dhabi and Cranleigh Abu Dhabi already close by.

Past those four categories, nothing has been released: no cluster names, no unit counts, no sizes, no floor plans, no prices and no payment schedule. Site enabling and infrastructure works begin in the third quarter of 2026, and Aldar has said sales of the first homes start in the second half of 2026.

AED 100bn — of which AED 60bn is Aldar’s

The AED 100 billion headline is the gross development value of the whole district. Aldar’s own half-year results put its share of the build at AED 60 billion, with the balance falling outside its programme. Most published accounts treat the larger figure as Aldar’s construction pipeline. It isn’t.

Already standing on Saadiyat

The Louvre Abu Dhabi opened in 2017, NYU Abu Dhabi’s campus is on the island, and Mamsha, Saadiyat Beach and Saadiyat Grove are built and occupied. The Guggenheim Abu Dhabi and Zayed National Museum are under construction on the headland alongside.

What is still to be named

The first release, its typologies, sizes, counts, prices and payment schedule. The branded residence operator. The two hotel brands. The service charge. Every handover date. We add each one when Aldar issues it.

No listing-site gloss. This is how we read Marsa Al Saadiyat for our own clients — including who should walk away.

This is a masterplan announcement, not a product launch. Five weeks after the unveiling, Aldar has released no phase, no price list, no floor plan and no payment schedule. Anyone showing you one is working from something other than an Aldar release.

The search results are ahead of the facts

Two prominent sites publish payment terms for Marsa Al Saadiyat that contradict each other, and neither figure comes from Aldar. A third carries an entry price drawn from Abu Dhabi off-plan generally rather than from this district. Several run empty “Price” and “Floor Plan” sections that exist to catch the search term. There is nothing to quote yet, so we are not quoting anything.

The island is not a frontier

Saadiyat already has the Louvre, NYU Abu Dhabi, Mamsha, Saadiyat Beach and Saadiyat Grove built and occupied, with the Guggenheim and Zayed National Museum on the way. In the first half of 2026 the Abu Dhabi Real Estate Centre recorded AED 13.3 billion of residential transactions on the island, second only to Hudayriyat across the emirate and roughly a fifth of all residential sales value. Buyers are transacting there at scale already.

Who it suits. Buyers who want a position on Saadiyat’s last significant waterfront release and can wait for the first phase to price it. Berth-holders and boat owners, since a 350-berth marina inside a residential district has no real equivalent in the emirate. And investors with a long horizon, comfortable with a 2030-plus completion in a district being built around cultural infrastructure that already stands.

There is execution risk worth naming. Aldar’s development sales fell 34% year on year in the first half of 2026 and its share price is down over the last twelve months, even as profit reached record levels. The company is well capitalised. The market it is selling into has slowed.

Who is it not for?

Anyone who needs a home in the next three years. Anyone who wants to see a floor plan and a price before spending time on a project. And anyone underwriting a yield today, because there is no price, no service charge and no handover date to model one against.

Marsa Al Saadiyat Location

Saadiyat Island sits directly off Abu Dhabi’s north-eastern shore, connected to the mainland by the Sheikh Khalifa Bridge and to Yas Island beyond it. Marsa Al Saadiyat takes the district previously earmarked as Saadiyat Marina, on the island’s western side, facing the Abu Dhabi skyline across the channel.

The cultural anchors are already standing or under construction. The Louvre Abu Dhabi opened in 2017. NYU Abu Dhabi’s campus is on the island. The Guggenheim Abu Dhabi, the Zayed National Museum and the Natural History Museum Abu Dhabi form the Saadiyat Cultural District immediately to the north-east, and the masterplan includes a walkway connecting the new district to it.

Dar Al Funoon Abu Dhabi sits alongside. It is a Department of Culture and Tourism project rather than an Aldar building, announced separately on 25 June 2026 and designed by Frank Gehry, who died in December 2025, making it one of his posthumous works alongside the Guggenheim. It holds four venues: a main hall of more than 2,000 seats, an open-air amphitheatre of 3,500, a studio theatre of 400 and a jazz venue of 250, plus roughly 5,000 square metres of food, beverage and retail. It opens in 2030.

Inside the district, daily life is planned to be walkable. The one-kilometre promenade carries the retail and dining core, including a stretch Aldar calls The Culinary Mile. The Waterfront Wellness Club offers fitness, a waterfront pool, private cabanas and dining. Beach clubs sit on the sand, and community clubhouses, resort-style pools and sports courts are spread through the neighbourhoods.

On the rail station. Aldar’s masterplan includes an underground Etihad Rail station within a transit-oriented hub. Etihad Rail has not confirmed it. Its published passenger network names Mohamed bin Zayed City as the Abu Dhabi station, and Saadiyat appears in no Etihad Rail announcement to date. Passenger services began running in June 2026 on the Abu Dhabi–Fujairah line. A station here is a masterplan intention with no confirmed date and no disclosed funding, so treat it as upside rather than committed infrastructure.

Aldar has published no drive times for this district. We will add them when it issues a set, rather than lift figures from listing sites.

2025 was the strongest year in the company’s history: revenue of AED 33.8 billion, up 47%; EBITDA of AED 11.2 billion; net profit after tax of AED 8.8 billion, a record and up 36%; group property sales of AED 40.6 billion; and a development backlog of AED 71.7 billion, also an all-time high. It closed the year holding AED 14.2 billion in free cash and AED 49 billion in assets under management.

The first half of 2026 was more mixed. Revenue rose 8% to AED 16.8 billion and net profit rose 18% to AED 4.9 billion, while development sales fell 34% year on year, from AED 18.3 billion to AED 12.1 billion. The backlog held at AED 71.6 billion.

Profit is up and sales velocity is down. Aldar has the strongest delivery record in Abu Dhabi and the balance sheet to match, and it is selling into a slower market than its profit figures suggest on their own.
