About This Project

Fahid Island from the air, with Fahid Beach Residences along its beach.

Fahid Beach Residences was the first release on Fahid Island, Aldar's island between Saadiyat and Yas, and it sits on the shoreline. Seven buildings of 65 residences each, drawn by Koichi Takada, and the two bedroom is the home available now, as an apartment and as a duplex.

The scheme runs one to four bedroom apartments, one and two bedroom townhouses, and five bedroom penthouses at the top. Koichi Takada drew it so that every home is oriented to the beach and the sea, and that intent shows in how Aldar sorts the homes: full water view, partial water view, district view. Three grades, and they describe what you see when you walk in.

The home is the constant

The two bedroom duplexes are within a few square feet of each other across all seven buildings. So the home is the constant here and the water is the variable. Pick the grade first, and the building follows.

The pools face the sea

The amenity level sits on Level 1 of each podium, lifted above the public domain, with water views across it. The infinity pools sit at the front of each podium, parallel to the beach, so the pool and the sea read as one surface.

What the residents get

Infinity pools, jacuzzis, kids' pools and a splash pad. Gymnasiums, outdoor fitness areas, a steam room and sauna, and squash courts. Cinema rooms, co-working lounges and landscaped podium gardens. A social kitchen for community dinners or a private chef, and a pet spa with grooming and dog walking.

Security and concierge around the clock, a gym open around the clock with personal training, visitor and retail valet, and an events programme. Inside, Italian kitchens and wardrobes in a palette drawn from the beach, with built-in appliances, a magic corner, sensor-lit wardrobes with a built-in safe, rain showers, and power outlets inside the drawers. Two schemes, light and dark: brushed nickel in one, matt black in the other.

From AED 6.6M

Two bedroom duplexes from AED 6,637,310 and the two bedroom apartment on the podium at AED 7,672,829, each priced by its view grade. The plan is 40/60: five per cent on booking, dated instalments, and sixty per cent on handover. Registration in Abu Dhabi is 2% of the price plus an AED 3,150 admin fee, and ownership is freehold to all nationalities. We sell them at zero commission.

The island

Fahid Island runs to 2.7 million square metres between Saadiyat and Yas, with an eleven-kilometre coastline and King's College School Wimbledon opening on it in September 2028. Every zone is set out in our guide to Fahid Island.

Aldar on the island

Koichi Takada also drew Fahid Beach Terraces, the wellness residences on the island's other waterfront position. Aldar's second release, in the middle of the island with podium homes that carry private gardens, is The Beach House Fahid. Its other Abu Dhabi releases we cover are Marsa Al Saadiyat and Al Ghadeer Gardens.

Our Honest Take

This is how we read Fahid Beach Residences for our own clients — including who should walk away.

Our view is that the view grade is the whole decision here. The two bedroom is what is available, it repeats across all seven buildings within a few square feet, and the only question is how much water is in front of it. Full water, partial water, district.

Seven buildings of sixty-five

That is a small number of neighbours for a beachfront address, and it is the reason the scheme reads as a set of houses rather than a wall of towers.

The architect is the reason it looks like this

Koichi Takada is a name that carries, and the orientation of every home to the sea is his decision rather than a marketing line. The available duplex starts at AED 6,637,310.

Buy here if you want the water in front of you. The building was drawn for it and the homes are graded by it.

Buy here if you want a beachfront duplex. The two bedroom duplex runs over two floors, in corner and middle positions.

Buy here if you want Abu Dhabi's fee structure. Registration is 2% of the price, against 4% in Dubai.

Buy here if you want a government developer. Aldar built Yas Island and Saadiyat Island, the two islands either side of this one.

Who is it not for?

This is a beachfront apartment on an island still being built, held to 2029. A buyer who wants a finished neighbourhood with the shops already open wants a different address.

Off-plan lending caps at 50% of the price across the UAE, so the payment plan carries most of this purchase.

Why this project

Every home is aimed at the water
Koichi Takada drew it so that every home is oriented to the beach and the sea, and Aldar sells them that way: full water view, partial water view, district view.
The home is the constant, the water is the variable
The two bedroom duplexes are within a few square feet of each other across all seven buildings. You are not choosing a floor plan here. You are choosing how much sea is in front of it.
The pools face the sea
The infinity pools sit at the front of each podium, parallel to the beach, so the pool and the sea read as one surface.
A lifted amenity level
Level 1 of each podium carries the amenities, above the public domain and with water views across it. A social kitchen and a pet spa sit among them.
Abu Dhabi's fee structure
Registration is 2% of the price, against 4% in Dubai, plus an admin fee from Aldar. The difference is the whole cost gap between the emirates.
A government developer
Aldar built Yas Island and Saadiyat Island, the two islands either side of this one, and it runs concept, design, sales, delivery and management itself.

Fahid Beach Residences Location

Fahid Beach Residences stands on the shoreline of Fahid Island, between Saadiyat Island and Yas Island on the Abu Dhabi coast. The entertainment island is on one side, the culture island on the other, and the airport is behind both. The beach, the waterfront promenade and Coral Drive are at the door, and every zone of the island, the school and the berm are set out in our Fahid Island guide.

The island holds a Fitwel 3-Star Rating as the first Fitwel certified island globally, LEED for Cities and Communities at Platinum level, pre-certified, and an Estidama 3 Pearl Community Rating.
