About This Project
Fahid Beach Residences was the first release on Fahid Island, Aldar's island between Saadiyat and Yas, and it sits on the shoreline. Seven buildings of 65 residences each, drawn by Koichi Takada, and the two bedroom is the home available now, as an apartment and as a duplex.
The scheme runs one to four bedroom apartments, one and two bedroom townhouses, and five bedroom penthouses at the top. Koichi Takada drew it so that every home is oriented to the beach and the sea, and that intent shows in how Aldar sorts the homes: full water view, partial water view, district view. Three grades, and they describe what you see when you walk in.
The home is the constant
The two bedroom duplexes are within a few square feet of each other across all seven buildings. So the home is the constant here and the water is the variable. Pick the grade first, and the building follows.
The pools face the sea
The amenity level sits on Level 1 of each podium, lifted above the public domain, with water views across it. The infinity pools sit at the front of each podium, parallel to the beach, so the pool and the sea read as one surface.
What the residents get
Infinity pools, jacuzzis, kids' pools and a splash pad. Gymnasiums, outdoor fitness areas, a steam room and sauna, and squash courts. Cinema rooms, co-working lounges and landscaped podium gardens. A social kitchen for community dinners or a private chef, and a pet spa with grooming and dog walking.
Security and concierge around the clock, a gym open around the clock with personal training, visitor and retail valet, and an events programme. Inside, Italian kitchens and wardrobes in a palette drawn from the beach, with built-in appliances, a magic corner, sensor-lit wardrobes with a built-in safe, rain showers, and power outlets inside the drawers. Two schemes, light and dark: brushed nickel in one, matt black in the other.

Our Honest Take
This is how we read Fahid Beach Residences for our own clients — including who should walk away.
Our view is that the view grade is the whole decision here. The two bedroom is what is available, it repeats across all seven buildings within a few square feet, and the only question is how much water is in front of it. Full water, partial water, district.
That is a small number of neighbours for a beachfront address, and it is the reason the scheme reads as a set of houses rather than a wall of towers.
Koichi Takada is a name that carries, and the orientation of every home to the sea is his decision rather than a marketing line. The available duplex starts at AED 6,637,310.

About ALDAR
