Every villa comes in the Villa Light Scheme or the Villa Dark Scheme. The choice sets the entrance, the walls and ceilings, the floors and stairs, the doors and joinery, both kitchens and the bathrooms.

Two kitchens

A daily kitchen with a pantry, and a separate show kitchen.

The finishes

Porcelain tile through the general flooring and the wet areas, leathered marble on the stairs and engineered wood in the bedrooms. Wood veneer on the internal doors, the show kitchen and the joinery, and engineered stone on the kitchen countertops and the bathroom vanities. Tinted glass on the show kitchen's upper cabinets and the shower partitions, and brushed nickel on the sanitary ware and the metalwork.

About This Project

A path through the green corridor at Talay, past the villa gardens.

Talay and Talay Beach are Aldar's first homes at Marsa Al Saadiyat, the final district of Saadiyat Island. Together they hold 351 standalone villas for families in two gated communities, and sales open on 23 September 2026. Aldar is a government developer.

First handover

Two communities, one set of homes. Talay holds 167 villas and hands over from Q4 2029, with a school planned inside the community. Talay Beach holds 184 villas and hands over from Q4 2030. Both carry four, five and six bedroom villas over two floors, the same two interior palettes and the same 50/50 plan.

The majlis pavilion

An outdoor majlis for gathering and conversation, rooted in tradition and shaped for the life of the community.

The aflaj

The traditional irrigation system, reimagined as a flowing water feature that cools the spaces around it.

The areesh

Woven palm-frond elements from traditional building, reinterpreted by Emirati designer Abdalla Almulla in the boundary walls and the screens.

The communities are drawn around family life. Green spaces, a jogging track and cycling loops run between the villas. Inside the gates sit picnic areas, a community pool and a kids' pool, a kids' play area, gym and fitness facilities, a pet park and EV charging stations, with 24/7 security. The beach is up to one kilometre away, and so is a retail hub.

From AED 13.5M

Four bedroom villas start at AED 13,500,000. Five bedrooms start at AED 15,500,000 and six bedrooms at AED 17,200,000. Five per cent books the villa, six dated instalments carry the plan to fifty per cent, and half falls on handover. Registration is 2% to ADREC plus the AED 450 DARI fee, ownership is freehold to all nationalities, and we sell at zero commission.

Only at Talay

The Landmark Fountain, and a school planned within the community.

Only at Talay Beach

Padel courts, a multi-purpose court and the Harvest Garden.
